Annandale, NSW 2038

Heritage-rich inner-west suburb within 5 km of the Sydney CBD, part of the Inner West Council LGA. At the 2021 census it had 9,487 residents — 69% born in Australia, 80.9% speaking only English at home — and census-derived suburb profiles describe a well-established, family-oriented demographic: households are primarily couples with children, people work mainly in professional occupations, 56.4% of homes are owner-occupied and mortgage repayments over $4,000 a month are common. The suburb was shaped by 19th-century developer John Young, whose picturesque Victorian houses include grand homes such as The Abbey (a stone Gothic Revival mansion), Kenilworth and Highroyd, and much of the housing stock is Victorian and Federation terraces on wide, tree-lined streets. Transport

Buses are the primary form of public transport, with the major corridor along Booth Street through the middle of the suburb served by route 470 (Lilyfield to the city) and 469 (Leichhardt to Glebe); in the north-east, route 433 runs along The Crescent between the city and Balmain. The suburb has no train station, but the L1 Inner West Light Rail Dulwich Hill line stops within the suburb — the Rozelle Bay stop is located in the north of Annandale (with Jubilee Park stop also accessible from Annandale), with trams running east to Central station via Pyrmont and south-west to Dulwich Hill. Parramatta Road, historically the Sydney turnpike route that runs along Annandale's southern boundary, is also a major bus corridor into the city, and buses connect to the Norton Street corridor of neighbouring Leichhardt to the west.

Schools

Three primary schools sit within the suburb: Annandale Public School (25–31 Johnston Street) and Annandale North Public School (206 Johnston Street), both NSW government schools listed on the (now defunct) Register of the National Estate, and St Brendan's Catholic School at 34 Collins Street. Government secondary options are in immediately adjacent suburbs: Sydney Secondary College Balmain Campus — a Years 7–10 partially academically selective and comprehensive junior secondary school — is located in neighbouring Rozelle, and the college's senior Blackwattle Bay Campus (Years 11–12) is in neighbouring Glebe to the east.

Universities

The University of Sydney — Australia's oldest university, founded 1850, with its neo-Gothic sandstone Quadrangle and Great Hall completed in the 1860s — has its main Camperdown campus in the suburb of Camperdown, which lies directly south of Annandale and is therefore immediately adjacent. BestSchools puts the campus roughly 2 km from Annandale's village, making it an easy commute for local students (BestSchools).

Shopping & Amenities

The local 'village' strip runs along Booth Street with cafes, shops and eateries, giving the suburb its village feel, and the heritage-listed former Annandale Council Chambers at 79 Johnston Street (built 1899) now houses the Annandale Neighbourhood Centre. The Annandale Hotel on Parramatta Road is a landmark live-music pub — bands including 5 Seconds of Summer played their first gig there and Isis recorded a live DVD at the venue. Just west of the suburb's boundary, Norton Street in neighbouring Leichhardt is that suburb's main commercial and dining area, and Johnstons Creek (with its heritage-listed sewer aqueduct) forms Annandale's eastern boundary toward Glebe.

Parks & Outdoors

Annandale is tightly hemmed by open-space corridors: Whites Creek forms the western boundary, where Whites Creek Valley Park — listed among Inner West Council's natural areas and home to wetlands and a community garden — runs along the valley, and Johnstons Creek bounds the suburb on the east. The suburb's northern end lies on Rozelle Bay, part of Sydney Harbour, near the Rozelle Bay light rail stop. Local reserves include Spindlers Park among the suburb's 14 parks, which cover about 7% of its area. Tree-lined heritage streetscapes and grand Victorian-era homes are part of the suburb's character, celebrated each April in the Annandale Heritage Festival during Australian Heritage Week, while the larger Pioneers Memorial Park is just over the border in neighbouring Leichhardt.

New Developments

New development is limited by the suburb's dense heritage character and conservation listing, with supply mostly small-scale infill. The major exception is on former government land: The Joinery Annandale — the NSW Government/Landcom redevelopment of the former WestConnex dive site in Annandale — has been given the green light to deliver around 577 apartments, including roughly 220 build-to-rent homes earmarked for essential workers, with concept designs unveiled in July 2025 for a precinct blending homes, shops and public space.

Jobs & Local Economy

Employment is dominated by professional occupations, reflecting the suburb's white-collar, owner-occupier profile. Local jobs centre on the Booth Street village and Parramatta Road-edge retail and hospitality — cafes, restaurants and live-music pubs such as the Annandale Hotel — and many residents commute to the CBD 5 km away. Immediately south in neighbouring Camperdown sit two major employment magnets: the University of Sydney's main campus and Royal Prince Alfred Hospital, one of Sydney's largest teaching hospitals on Missenden Road.
