South West Sydney suburb guide — property, transport, schools and lifestyle

Austral is a semi-rural suburb on the rural–urban fringe of south-west Sydney, about 42 km from the CBD in the City of Liverpool, now being transformed by the South West Growth Centre's Austral and Leppington North precincts. The suburb grew from a parcel of land bought by the Austral Banking and Land Proprietary out of the West Hoxton estate — its name came from the 1890s Austral Public School and was officially adopted in 1972 — and it still mixes acreage holdings, older homes and paddocks with newly released housing estates. The character remains comparatively quiet and open, with streets laid out on a grid of numbered Avenues running from north to south, but growth is rapid: the population rose from 3,024 in 2016 to 6,847 in 2021, an increase of about 126% in five years as release estates filled in.

Transport

Bus-based — Austral has no railway station. Route 861 connects Carnes Hill to Leppington station via Austral, and routes 853/855 run from Bringelly to Liverpool via Rossmore, Austral, Hoxton Park and Cartwright. Bringelly Road, the suburb's southern boundary, links Austral to Liverpool and the Westlink M7. The nearest rail access is Leppington railway station on the South West Rail Link (T2/T5 lines), which opened in 2015 in the adjoining suburb of Leppington immediately south of Austral.

Schools

Austral Public School — the suburb's K–6 NSW government school, whose origins go back to 1891 when the Austral Banking and Land Proprietary donated three acres for a new public school after locals pushed for a second school for the Hoxton Park area; the school gave the suburb its name. There is no secondary school within Austral itself.

Shopping & Amenities

Village-scale shopping: a small commercial area including a post office sits in the suburb, with another small shopping cluster near the corner of Fifteenth Avenue and Edmondson Avenue. Local service facilities include a Rural Fire Service station and the RSL LifeCare Tobruk Village and Scalabrini Village retirement communities. A new major town centre with supermarkets and services is planned for the Austral and Leppington North release precinct under the NSW Planning infrastructure delivery plan (NSW Planning).

Parks & Outdoors

An open, semi-rural landscape: the suburb covers about 15.6 km², of which roughly 5.4% is parkland spread across six parks. Bonds Creek flows south-east to north-west through the suburb to join Kemps Creek, the waterway that bounds Austral to the west, giving the area green, creek-lined edges. Craik Park has a sports ground, youth centre, tennis courts and skate ramp; W V Scott Memorial Park offers a pavilion; and there are bowling greens and petanque facilities, plus the Camp Austral girl-guides site.

Property Market

The median house price in Austral was around $1,069,444 (Carto Australia median house price, chart updated to 27 Aug 2026); Smart Property Investment reported a median home price of about $1,065,000 with 25.29% year-on-year growth (mid-2026). See our full Sydney property price map for how the suburb compares across the city. Austral's market spans two very different products: older acreage and semi-rural holdings (which sell well above the suburb median) and new house-and-land product in the Austral and Leppington North release estates, which dominates sales volume and pulls the suburb-wide median to roughly $1.0–1.1M. Trackers disagree more than usual because vacant-land and older-dwelling sales dilute the figures — one aggregator reports an all-property median near $680,000 (AusPropertyInsights) while house-focused medians sit around $1.07M, and large acreage blocks listed by local agents command well over $1M (Raine & Horne). Rental demand is strong from families moving to the growth area, with median rents around $630/week (Raine & Horne).

New Developments

Austral sits within the Austral and Leppington North precincts of the South West Growth Centre, one of Sydney's biggest greenfield release programs: the precincts are projected to deliver around 16,000–17,350 new homes plus a new major town centre near Leppington station, three neighbourhood centres and about 220 ha of employment land. Land releases such as the Central Grove estate are actively selling house-and-land packages in the suburb, and release infrastructure is funded through the Liverpool Contributions Plan prepared in 2014 (OpenLot; NSW Planning).

Jobs & Local Economy

Employment is still largely agricultural, acreage-based and local-services driven — remaining rural lots and hobby farms sit alongside the school, Rural Fire Service, village shops and the aged-care villages and nursing home that anchor the community. The precinct plan designates about 220 ha of employment land for the Austral and Leppington North area, positioning logistics and light industry as the major future jobs source as the release area builds out.
