A family-oriented, low-density residential suburb of The Hills Shire roughly 40 km north-west of the Sydney CBD, part of the Hills District and Greater Western Sydney; it was formerly part of Kellyville and became a separate suburb in 2002, developed through the early 2000s with housing estates such as 'The Sanctuary' (fronting a natural creek reserve) and 'The Outlook' at the suburb's centre. At the 2021 census it had 9,041 residents, 56.5% born in Australia, the largest overseas-born groups being India 6.0% and China 5.1%. It is a quiet growth-corridor family suburb of large modern detached homes with a strong community/schools focus; agents market homes here on proximity to Beaumont Hills Shopping Centre, Rouse Hill Town Centre, local schools and metro transport (Raine & Horne listing).

Transport
No railway station inside Beaumont Hills itself; the Sydney Metro Northwest (opened 26 May 2019) serves the suburb via stations in immediately adjacent suburbs: Kellyville station, in Kellyville on Old Windsor Road at Samantha Riley Drive, and Rouse Hill station, in Rouse Hill Town Centre — both a short drive from Beaumont Hills. CDC NSW bus routes run through the suburb along Mungerie Road, The Parkway and Brampton Drive: 617 (Rouse Hill–Kellyville), 633 (Rouse Hill–Pennant Hills), 715 (Rouse Hill–Seven Hills), 664 (Rouse Hill–Parramatta via Kellyville, Bella Vista, the North-West T-Way and Westmead) and 601 (Sanctuary Drive–Parramatta via Windsor Road and Baulkham Hills).
Schools
Beaumont Hills Public School — NSW government primary school established 2006, with just under 500 students as of 2024. Malek Fahd Islamic School — the school's Beaumont Hills campus opened in 2011 with a capacity of about 450 students as of 2021. Government secondary students from the area are served by Rouse Hill High School in the adjacent suburb of Rouse Hill — the Beaumont Hills Public School catchment area feeds Rouse Hill High.
Shopping & Amenities
Beaumont Hills Shopping Centre — a small neighbourhood centre opened in September 2009 with a local grocery store, chemist, seafood shop, Chinese restaurant, bakery, medical centre and real estate agency. For major retail, residents are a short drive from Rouse Hill Town Centre — about 245 stores on a GPT Group town-centre development — which sits just across the boundary in the adjacent suburb of Rouse Hill next to Rouse Hill metro station.
Parks & Outdoors
Turkeys Nest Recreation Park — a hillside reserve with a lake and panoramic views stretching to the Blue Mountains (the lake dried up during the 2018 drought before rain refilled it). 'The Sanctuary' estate fronts a natural creek reserve on the suburb's western side. Beaumont Hills is also home to a heritage site: the White Hart Inn Archaeological Site on Windsor Road, one of the earliest licensed inns on the road west from Sydney, is listed on the NSW State Heritage Register.
Property Market
The median house price in Beaumont Hills was around ~$1.83M–$1.95M (12-month medians across trackers, retrieved Sep 2026): realestate.com.au $1,825,000 on 93 sales (+4%); Your Investment Property/CoreLogic $1,950,000 on 83 sales; OnTheHouse median house value $1,827,666 as at 30 June 2026 (mid-2026). See our full Sydney property price map for how the suburb compares across the city. Housing stock is almost entirely modern detached family homes on the early-2000s estates built after Beaumont Hills split from Kellyville in 2002. Sales volumes are modest (~83–93 house sales per year), so tracker medians vary by window — realestate.com.au's rolling median ($1,825,000) sits below CoreLogic-based figures (~$1.95M). The OnTheHouse 'unit' median reflects townhouses/villas rather than apartments, as the suburb has little high-density stock.
New Developments
The suburb itself is essentially built out (estates date from the early 2000s), so activity is infill: renovations, knock-down-rebuilds and granny-flat additions on established lots, plus pressure from population growth that has pushed local schools to capacity. The main growth nearby is in adjacent suburbs: Rouse Hill Town Centre's roughly $200M expansion began in April 2025 with completion expected in late 2026, and the adjoining Kellyville metro-station precinct has a concept State Significant Development approved for about 1,900 new homes around the station (Landcom via Kellyville profile).
Jobs & Local Economy
Most employment is in hubs Beaumont Hills residents commute to: Norwest Business Park in Bella Vista/Norwest, about 10 minutes' drive south, hosts 400+ companies and more than 25,000 workers including Woolworths' head office, ResMed and an RBA data centre ; Rouse Hill Town Centre in the adjacent suburb provides substantial retail employment plus the region's major bus interchange. The metro line also gives a direct commute to Macquarie Park and the CBD office markets. Local on-site employers are mainly the shopping centre, schools and home-based businesses.
