Family-oriented southern Sydney suburb about 15 km south-west of the CBD, in the St George area; it shares postcode 2209 with neighbouring Narwee. Mostly residential, with many freestanding red-brick-and-tile bungalows built in the years just after WWII, often with late Art Deco details, plus medium-density flats near King Georges Road and Stoney Creek Road. Multicultural: at the 2021 census the population was 10,483 with 50.4% born in Australia and 37.8% speaking only English at home; top birthplaces were China 13.4%, Hong Kong 3.4%, Greece 2.2%, Vietnam 2.0% and the Philippines 1.9%, while Cantonese (13.1%), Mandarin (11.9%), Greek (7.5%) and Arabic (6.5%) were the main languages after English. Agents describe it as a settled, family-oriented St George pocket built around a compact shopping strip and the Beverly Hills Girls High School precinct (StMate).

Transport
Beverly Hills railway station, on the East Hills line opened 31 December 1931, sits on the T8 Airport & South Line of the Sydney Trains network, with the station group heritage-listed. Buses run along King Georges Road connecting the suburb to the commercial and shopping centres at Hurstville and Roselands. King Georges Road — with palm trees in the median strip as a nod to the Californian namesake — is the suburb's main north–south road, Stoney Creek Road runs east–west, and M5 South Western Motorway entrances are located on King Georges Road just north of the shopping centre.
Schools
Beverly Hills Girls' High School — NSW government girls' high school (years 7–12) on King Georges Road in Beverly Hills, about 268 m from Beverly Hills station, with roughly 1,100 students; named a Centre for Excellence by NSW DET in September 2010. Beverly Hills Primary School — NSW government primary school in the suburb. Beverly Hills North Primary School — NSW government primary school in the suburb. Regina Coeli Primary School — Catholic systemic primary school in the suburb, linked to Regina Coeli Catholic Church, Australia's only Catholic war memorial church, built in the early 1960s.
Shopping & Amenities
The main shopping strip runs along King Georges Road near the railway station, with more than 40 cafes, restaurants and takeaways featuring Asian, Mediterranean and Modern Australian cuisines, plus an IGA supermarket, the Beverly Hills Hotel pub, a cinema, retail shops and local services. The bigger retail destinations sit in immediately adjoining suburbs: Westfield Roselands is 'just next door' in bordering Roselands, and Hurstville's larger commercial precinct is also close by — Beverly Hills' south-eastern corner adjoins Hurstville.
Parks & Outdoors
Beverly Hills Park features two full-length football ovals and two barbecue areas. Other local recreation space includes the Vanessa Street multi-sport courts and the Coolabah Street tennis courts, and Canterbury Golf Course, listed among the suburb's parks and recreation.
Property Market
The median house price in Beverly Hills was around ~$1.73M–$1.87M (realestate.com.au snapshot medians: 3-bed house $1,727,500, 4-bed house $1,867,000); StMate lists an overall median house price of $1.81M for the suburb (retrieved Sep 2026) (mid-2026). See our full Sydney property price map for how the suburb compares across the city. Realistic current house range is roughly $1.6–2.0M, in line with recent St George listings — StMate shows entry ~$1.24M, median $1.73M and premium $2.15M for houses, with current for-sale houses from ~$1.30M to $2.1M (StMate). Trackers disagree on growth: realestate.com.au reports ~8.9%/yr compound house growth while StMate shows ~1.8%/yr, so growth figures depend heavily on window and method. Housing stock is dominated by post-war freestanding brick bungalows with pockets of low-rise flats/townhouses near King Georges Road, which keeps a family-buyer profile with steady demand from the St George and Canterbury-Bankstown markets.
New Developments
No large master-planned projects — development is infill in nature: medium-density flats and townhouses have gone up around King Georges Road and Stoney Creek Road over recent decades, and current listings show a mix of villa/townhouse infill and dual-living additions to the original bungalow stock, including an approved-style dual-living family conversion at 313 King Georges Road and a 2,542 m² landholding at 12b Mercury Street (StMate).
Jobs & Local Economy
The suburb is largely residential, so employment is anchored locally in retail, hospitality and education: the King Georges Road strip (40+ cafes, restaurants and takeaways, IGA, Beverly Hills Hotel and cinema), local schools including Beverly Hills Girls' High School (~1,100 students) and the primary schools. Many residents commute to the Sydney CBD or Airport by T8 train, and the adjoining commercial centres of Hurstville and Roselands absorb substantial local employment.
