Box Hill, NSW 2765

Western Sydney suburb guide — property, transport, schools and lifestyle

Box Hill is a suburb 48 km north-west of the Sydney CBD in The Hills Shire, part of the Hills District region — a rapidly growing new release area of North West Sydney planned under the NSW Government's North West Priority Growth Area alongside North Kellyville, with the precinct rezoned in 2013. Modern house-and-land estates filled with young families now dominate what was until recently rural land: the 2021 census counted 6,450 residents, up 615% from just 902 in 2016, and the precinct is projected to reach about 42,480 residents and 13,276 dwellings at completion — a yield Council has since updated to roughly 16,030 dwellings and about 48,956 people. Employment land of more than 115 hectares is planned around the Windsor Road business park (the Box Hill Business Park), and new public facilities are arriving with the growth: Box Hill Public School opened in 2025 and Box Hill High School follows in early 2026.

Transport

Box Hill has no railway station and public transport is bus-based. In January 2025 the NSW Government introduced 'better bus' service changes across Box Hill specifically to connect the growing suburb to the Sydney Metro network (afndaily/CDC bus coverage). The future bus network for the precinct is planned along the Withers Road, The Water Lane, Mason Road and Terry Road corridors, and Council says the planned Box Hill Town Centre will have good public transport connections to Rouse Hill and Riverstone stations. The nearest rail options are in neighbouring suburbs: Rouse Hill station on the Sydney Metro North West line and Riverstone station on the T1 Richmond line, with Schofields station close by. Longer term, Transport for NSW has protected a preferred corridor from Tallawong through Marsden Park for the Tallawong to St Marys project — a future extension of the Metro North West line terminating at Schofields plus a new metro-style service from Schofields to St Marys.

Schools

Box Hill Public School — NSW government primary school (with public preschool) opened in 2025 in purpose-built facilities at the corner of George and Castilian Streets, Box Hill, with around 271 enrolments listed; it is the interim school ahead of a new permanent school. Box Hill High School — NSW government high school scheduled to open in early 2026, also on George Street, Box Hill. Permanent primary and high schools are set to open on Terry Road, Box Hill, in 2028, and a 'Regis Education, Sports and Recreation Precinct' is in development along Old Pitt Town Road. In neighbouring Gables (postcode 2765, carved out of Box Hill's north in July 2020), Santa Sophia Catholic College — a co-educational Catholic K–12 college — opened at 1 Lakefront Crescent in 2021.

Shopping & Amenities

The suburb's main shopping is still being delivered as the release area matures: the Box Hill Town Centre is planned east of the Terry Road/Mason Road intersection with bus connections to Rouse Hill and Riverstone stations, and the 'Box Hill Inn Village (Carmel Village)' neighbourhood centre is planned at Windsor Road and the proposed Mt Carmel Road. Community facilities under construction include the Anthony Skarratt Reserve Stage 1 precinct on Nelson Road with a new community centre, satellite library, youth playground and plaza. For established retail, Rouse Hill Town Centre — the region's major shopping centre — sits in neighbouring Rouse Hill just south of the suburb. Heritage buildings include the Box Hill Inn on Windsor Road and Box Hill House on Terry Road.

Parks & Outdoors

A wave of new open space is opening across the release area: Council has opened Ceres Way Reserve, Equinox Drive Reserve and Hannaford Avenue Reserve, started construction of the Brindle Parkway Sports Fields, and awarded the construction tender in mid-2025 for the Water Lane Reserve sports complex in Box Hill. Mason Road Reserve and Rainforest Street Reserve parks are in detailed design, and the Killarney Chain of Ponds — the drainage corridor running between Longerenong Avenue and Mt Carmel Drive — is being planned as open space with new pedestrian and vehicle links across it. The heritage-listed Box Hill House grounds sit on Terry Road.

Property Market

The median house price in Box Hill was around ~$1.37M (median house value of $1,371,622, OnTheHouse/Cotality, as at 31 July 2026); realestate.com.au's separate snapshot put the median for 3-bed houses at $1,158,000 over Aug 2025–Aug 2026 (mid-2026). See our full Sydney property price map for how the suburb compares across the city. A pure growth-frontier market: almost all stock is new detached housing on small lots in masterplanned estates, with a 2.3% rental yield and low turnover of older homes. House values have risen 29.4% over five years while units rose 59.3%, but trackers differ by method and window — Cotality's value-based estimate sits near $1.37M while realestate.com.au's 3-bed sold median is about $1.16M — and supply is still expanding across the precinct. At the 2021 census Box Hill had 6,450 residents and 53.4% were born in Australia.

New Developments

Box Hill is one of Sydney's biggest new release areas: rezoned in 2013 under the North West Priority Growth Area, it is planned to hold about 42,480 residents in 13,276 dwellings at completion, with The Hills Shire Council's updated yield projection at roughly 16,030 dwellings and 48,956 people and community infrastructure costing about $1.07 billion, jointly funded by developers under Voluntary Planning Agreements and the NSW Government. More than 115 hectares of employment land is planned around the Windsor Road business park (Box Hill Business Park) and the Annangrove Road Light Industrial Area, alongside a new town centre and village centres. Major facilities now under delivery include the Water Lane Reserve sports complex (construction tender awarded mid-2025), the Brindle Parkway Sports Fields, the Anthony Skarratt Reserve community centre and satellite library, and the new Box Hill Public School and Box Hill High School. In July 2020 a portion of northern Box Hill was carved out to create the separate suburb of Gables.

Jobs & Local Economy

The Box Hill precinct plan provides for over 115 hectares of employment land centred on the Windsor Road Business Park (the Box Hill Business Park) and the Annangrove Road Light Industrial Area, delivering local jobs in business, light industrial and logistics roles as the release area fills. Retail and services employment is building with the planned Box Hill Town Centre and village centres, the new schools and community facilities, and the construction industry that is still actively building out the estates. The major Rouse Hill Town Centre employment and retail hub sits just south in neighbouring Rouse Hill.
