South West Sydney suburb guide — property, transport, schools and lifestyle

A fast-growing suburb of the South West Growth Area roughly 43 km south-west of the Sydney CBD, in Camden Council's north ward, sitting between Oran Park to the west, Gledswood Hills to the south and Leppington to the east. The old village along Camden Valley Way — a cricket oval, community hall, pre-school and the heritage-listed 1860s 'Raby' cottage at 1025 Camden Valley Way, plus the site of the 1970s–80s El Caballo Blanco theme park — is being surrounded by new estates of 300–450 m² lots aimed squarely at young families, and the suburb's 2021 census population was 2,609, up from 1,887 in 2016. Estate developers and agents pitch it as a family-friendly, high-growth area close to schools, parks and the M31/M5 corridors.

Transport

Public transport is bus-based — Catherine Field has no railway station; Leppington station, terminus of the South West Rail Link on the T2 Leppington & Inner West and T5 Cumberland lines (opened February 2015), is the nearest rail access, roughly 5–8 km north-east via Camden Valley Way. Bus routes along and near the Camden Valley Way / Bringelly Road corridors — including route 841 (Leppington to Narellan) along Camden Valley Way and route 840/858 links between Oran Park, Leppington station and Campbelltown — connect the suburb to the station network. Camden Valley Way and The Northern Road give car access toward Campbelltown, Liverpool, the M31 and the M7.

Schools

No school currently sits inside Catherine Field's suburb boundary — the suburb's own history page lists a pre-school, cricket oval and community hall rather than a school, and the NSW public primary planned for the suburb (project name 'Catherine Field Public School', SSD 9477) was delivered in January 2021 as Barramurra Public School at 65 O'Keefe Drive, which School Infrastructure NSW describes as 'a new primary school in Catherine Field' but which carries an Oran Park (2570) address on the suburb boundary (SINSW; Barramurra PS; Camden LTC minutes). Local children are served by schools in the immediately adjacent suburbs: in Oran Park — Oran Park Public School, Barramurra Public School (K–6), Oran Park High School (opened 2020) and St Justin's Catholic Parish Primary School; and in Gledswood Hills — Gledswood Hills Public School (opened 2020) and the new Gledswood Hills High School (first students from 2027) (SINSW; Good Schools via existing suburb research).

Shopping & Amenities

Catherine Field has no large shopping centre of its own — the old village's post office closed in 1996 and its facilities are the community hall, cricket oval and pre-school on Camden Valley Way. Day-to-day retail is found in the immediately adjoining suburb of Oran Park, where Oran Park Podium (opened 2014, expanded 2024) is anchored by Woolworths with specialty shops, cafes, a medical centre and the Oran Park Library precinct about 350 m away, and in adjoining Leppington's Woolworths-anchored Leppington Town Centre at 127 Rickard Road. Smaller neighbourhood retail is being delivered incrementally within the suburb's new estates as they complete (OpenLot project listings).

Parks & Outdoors

Green space is a growing feature of the release estates — Camden Council's growth-area planning provides for parks and playing fields to be delivered in step with housing across Catherine Field, and the suburb's established village core keeps a cricket oval and community hall on Camden Valley Way. The suburb's OSM boundary shows an elongated rural-to-urban fringe suburb of roughly 3 km by 2 km with new estate parks, drainage reserves and open space corridors being landscaped as lots settle (OpenStreetMap relation 5508697).

Property Market

The median house price in Catherine Field was around ~$1.20–1.34M (mid-2026): median house price $1,238,259, up 13.0% over 12 months (Andrea Monti buyer's agency, July 2026); $1,200,000, up 16.8% on the prior 12 months (AusPropertyFinder, Valuer General data); and $1.34M median with 8.6% one-year growth (estait). See our full Sydney property price map for how the suburb compares across the city. A house-dominated new-release market (few units/apartments exist, so no reliable unit median — land, house-and-land and new-home sales dominate the mix and push tracker medians apart). The suburb is marketed as one of Sydney's more affordable south-west growth areas — typically $1.1–1.5M for a new home on a 300–450 m² lot depending on finish — with 2021 census data showing a young, family profile (median age about 31, high share of children) consistent with the estate population. Note the suburb's postcode 2557 is shared with adjoining Rossmore, while some estates on the eastern fringe are marketed under Gledswood Hills (2557) or Leppington addresses, so exact suburb medians vary between trackers depending on how sales are geocoded.

New Developments

Catherine Field is a state-planned release suburb of the South West Growth Area — the 'Catherine Field (Part)' precinct is rezoned and governed by Schedule 4 of Camden Council's Growth Centres DCP, with the neighbouring 'Catherine Fields' and 'Catherine Fields North' precincts identified by Camden Council as not yet released (Camden Council SWGA page; Camden DCP). Masterplanned estates continue to fill in around the old village — recent house-and-land releases include land on Hamer Street and along Camden Valley Way (701–707 Camden Valley Way) — and the NSW Government delivered Barramurra Public School at 65 O'Keefe Drive in January 2021 as the suburb's planned primary school, with estate amenity, parks and neighbourhood retail following each release (Sapphire; OpenLot; SINSW). Much of the land marketed as 'Catherine Field' in the 2010s now falls within the adjoining Oran Park or Gledswood Hills suburbs, so remaining in-suburb greenfield is concentrated along the Camden Valley Way and Bringelly Road edges (OSM boundaries; OpenLot).

Jobs & Local Economy

Local employment is anchored in services and retail in the adjoining growth suburbs — Oran Park Podium (Woolworths, specialty shops, cafes, Oran Park Medical Centre) and Oran Park's six schools are the nearest clusters of jobs — while education and construction trades are significant employers given the volume of estate building (Oran Park Podium; SINSW). Many residents commute to the Campbelltown–Macarthur and Liverpool employment and retail hubs, or into Sydney via Leppington station, and the Western Sydney International Airport (Nancy-Bird Walton) at Badgerys Creek and the future Western Sydney Aerotropolis employment corridor to the north-west are expected to become major regional job sources (StMate precedent; NSW Planning SWGA).
