Cecil Hills, NSW 2171

Western Sydney suburb guide — property, transport, schools and lifestyle

Established family suburb on Sydney's western fringe, about 38 km west of the Sydney CBD in the City of Liverpool local government area and the Greater Western Sydney region; the suburb was gazetted in 1992 when the old Cecil Hills property — a farm granted to judge-advocate John Wylde in 1817 and named after his British estate in Hertfordshire — was redeveloped for housing. At the 2021 census it had 6,906 residents, 52.8% born in Australia, with Iraq (9.3%) and Vietnam (5.3%) the most common other birthplaces. Today it is a quiet, leafy suburb of modern homes on larger blocks laid out around the lake at Dunumbral Park, with a Woolworths-anchored village centre; land in its south was subdivided in 2009 to create the adjoining Elizabeth Hills estate.

Transport

Cecil Hills has no railway station or heavy rail line — public transport is bus-based, with Transit Systems NSW operating services connecting the suburb to Cabramatta (route 807 via Bonnyrigg) and Liverpool. The suburb sits south-west of the intersection of Cowpasture Road and Elizabeth Drive and is the site of the eastern terminus of the M12 Motorway and its interchange with the M7. Commuters generally ride a bus into Liverpool, where Liverpool railway station links onto the Sydney CBD rail network.

Schools

Cecil Hills High School — NSW government comprehensive high school opened in 1996, serving years 7–12. Cecil Hills Public School — NSW government primary school opened in 2003, upgraded in 2019 with a new block adding 15 teaching spaces.

Shopping & Amenities

Cecil Hills Shopping Village is the suburb's local shopping centre, anchored by a Woolworths supermarket, with a medical centre and various specialty shops. The suburb itself has little beyond this village centre, and residents rely on the larger retail precincts of nearby Liverpool and Cabramatta, plus the Valley Plaza at adjoining Green Valley, for more extensive shopping.

Parks & Outdoors

Dunumbral Park is Cecil Hills' central park, with a lake (Doujon Lake, named in 2013 in memory of a resident who lived beside it), walking paths and two playgrounds; Gough Park adjoins it to the south, named after the builder of Cecil Hills Farm. The heritage-listed Cecil Hills Farm on Sandringham Drive is on the NSW State Heritage Register. In the west, Western Sydney Parklands maintains natural bushland — separated from the residential area by the M7 — with the 'Cecil Hills Walking Track' reached via two footbridges across the motorway; the M7 cycleway also runs along the corridor, accessible from Kensington Close.

Property Market

The median house price in Cecil Hills was around $1,510,000 (median house price over the past 12 months, auspropertyfinder, retrieved Sep 2026); consistent with YIP's house median of $1,550,000 (53 sales in the past 12 months) and buyer-agent data of $1,547,924 (Aug 2026) (mid-2026). See our full Sydney property price map for how the suburb compares across the city. Cecil Hills is a house-dominated market — sales activity is almost entirely detached houses, so there is no reliable unit median. Trackers cluster the 12-month house median around $1.45–1.55M: auspropertyfinder $1,510,000 (+5.6% year-on-year), YIP $1,550,000 (53 sales, ~26 days on market), buyer-agent suburb data $1,547,924 (down 0.6% over 12 months, Aug 2026), while an earlier YIP snapshot showed $1,451,000 — the spread reflects different sales windows. Median weekly rent was $830 (AreaSearch Q1 2026), with a buyer-agent tracker at $841/week (Aug 2026).

New Developments

Cecil Hills was developed from the 1980s as a planned residential estate on former farmland and gazetted as a suburb in 1992; it is now built out and change is limited to incremental infill. The biggest recent project is infrastructure rather than housing: the M12 Motorway's eastern terminus at the M7 interchange sits within the suburb. In 2019 Cecil Hills Public School gained a new 15-teaching-space block, and in 2009 land in the suburb's south was subdivided to create the adjoining Elizabeth Hills estate, whose housing development began around 2014.

Jobs & Local Economy

Local employment centres on retail and service jobs around Cecil Hills Shopping Village (Woolworths, medical centre and specialty shops) and on the suburb's two public schools. Liverpool, the LGA's main commercial and employment centre to the east, is the primary commute destination via direct bus services, and the suburb's position at the M7–M12 interchange gives easy road access to jobs along the western Sydney corridor.
