Inner City suburb guide — property, transport, schools and lifestyle

Compact creative inner-city suburb on the southern edge of the Sydney CBD, bounded by Broadway to the north, Cleveland Street to the south, Central railway station to the east and the University of Sydney to the west. The area was home to the Gadigal people before William Chippendale was granted a 95-acre estate there in 1819, and at the 2021 census it had 7,803 residents — just 30.0% of them born in Australia, making it one of Sydney's most international, student-heavy postcodes. Once the industrial Carlton & United Breweries site, the suburb was reborn around the Central Park precinct — the green towers of One Central Park and the Chippendale Green park — and it is now known as one of Sydney's key creative art districts, with more than a dozen galleries (White Rabbit Gallery, MOP Projects, Pine Street Creative Arts Centre), warehouse conversions and annual events such as the Beams Festival.

Transport

Chippendale is flanked by two of Sydney's busiest rail hubs: Central railway station abuts its eastern edge, and Redfern station is a short walk south across Cleveland Street, while the Railway Square bus interchange sits at the suburb's north-west corner on Broadway. Buses run along Broadway, Cleveland Street and City Road in all directions, and the L1 Dulwich Hill light rail line passes the suburb's northern fringe with stops at Paddy's Markets and Capitol Square in Haymarket roughly 10 minutes' walk from Broadway.

Schools

There is no government school inside Chippendale's boundaries, so under NSW enrolment rules residents are zoned to nearby schools: the closest public primaries are Ultimo Public School and Darlington Public School, roughly 1 km away, with Inner Sydney High School and Alexandria Park Community School among the nearby public secondary options. Private schools adjacent include International Grammar School — an independent, secular, co-educational K-12 school at 4-8 Kelly Street in neighbouring Ultimo, a few minutes' walk from Chippendale — while Notre Dame's Broadway campus at St Benedict's Church sits inside the suburb itself.

Universities

The University of Notre Dame Australia's Broadway campus is inside Chippendale at St Benedict's Catholic Church, and UTS's main City campus occupies the suburb's northern boundary — the UTS Tower and UTS Central at 15 Broadway.

Shopping & Amenities

Central Park Mall — the retail hub at the base of the Central Park towers, anchored by Woolworths and offering over 75,000 m² of retail and office space designed by Foster + Partners — is Chippendale's main shopping destination. Kensington Street, the heritage laneway running through the precinct, is a dining and nightlife strip of restaurants, bars and cafes set in adaptively reused brewery terraces and warehouses, with Spice Alley tucked beside it. Broadway Shopping Centre lies just across Broadway in Ultimo, a 5-minute walk away, and the pub scene is anchored by the Lansdowne Hotel with its music and trivia nights. Transport for NSW's headquarters at 18 Lee Street brings thousands of office workers into the suburb daily.

Parks & Outdoors

Chippendale Green — the roughly 6,500 m² public park at the centre of the Central Park development, opened in December 2012 and topped by the wind-powered Halo kinetic sculpture — is the suburb's backyard. Balfour Street Park is a smaller pocket park linking the precinct to the older residential streets. Prince Alfred Park with its 50-metre outdoor pool is a short walk east past Central station, and Victoria Park, the large University of Sydney-adjacent parkland in Camperdown/Darlington, is about 1 km west. The suburb is flat and highly walkable, with the CBD, Chinatown and Darling Harbour all reachable on foot.

Property Market

The median house price in Chippendale was around $4,425,000 (median house sale price — Allhomes/Domain Group suburb research, retrieved Sep 2026; very few houses trade each year so this median is volatile, up 124.6% over 12 months on a thin sample) (mid-2026). See our full Sydney property price map for how the suburb compares across the city. A unit-dominated market: the Central Park precinct (One Central Park, The Mark, Park Lane) delivered over 1,400 apartments, so most sales are one- and two-bedroom apartments — many small one-bedders trade at $550,000-700,000, which keeps the unit median around $880,000-1.16M depending on the tracker and window. Genuine houses and terraces are scarce and reach multi-million-dollar levels when they sell (Allhomes). The 2021-census population of 7,803 is young (median age about 28) and heavily student and renter-based, with turnover driven by UTS, the University of Sydney and CBD workers. Median rents were not published in the sources retrieved for this profile (Sep 2026), but studio and one-bedroom listings typically sit well above $600/week.

New Developments

Central Park is the defining development: a 15-hectare urban renewal of the former Carlton & United Breweries site by Frasers Property and Sekisui House Australia, delivering 1,426 apartments and over 150,000 m² of gross floor area. Its centrepiece, One Central Park — a 117-metre residential tower by Jean Nouvel with Patrick Blanc vertical gardens, completed in October 2013 — made Chippendale internationally famous, and The Mark (2015 UDIA High-Density Development Award) followed; 33 heritage items, including Kensington Street's terraces and brewery buildings, were retained and adaptively reused. UTS has expanded hard against the suburb's Broadway edge, with UTS Central opening in 2019 as the capstone of its 10-year campus redevelopment (ArchDaily). The Broadway corridor remains an active office, student-housing and retail market, with Transport for NSW headquartered at 18 Lee Street and ongoing commercial renewal along City Road and Broadway.

Jobs & Local Economy

Chippendale is an employment hub in its own right: Transport for NSW's headquarters at 18 Lee Street anchors the suburb's commercial base, the Central Park and City Road precincts hold offices, and UTS and the University of Sydney — with tens of thousands of staff and students — sit on its borders. Central Park Mall, Kensington Street and nearby Broadway Shopping Centre generate substantial retail and hospitality work, and the suburb's creative cluster (White Rabbit Gallery, MOP Projects, design and tech studios in converted warehouses) supports gallery, media and startup jobs. Local residents, however, skew young and student-heavy (median age about 28), so much of the workforce commutes out to the CBD on foot or one train stop away.
