Church Point, NSW 2105

Northern Beaches suburb guide — property, transport, schools and lifestyle

Compact waterfront village of about 0.7 km² set where Pittwater Road ends at the southern end of Pittwater, roughly 32 km north of the Sydney CBD, in the Northern Beaches region and the local government area of Northern Beaches Council. At the 2021 census it had 1,066 residents with a median weekly household income of $3,182, well above the national median of $1,746. Church Point is a working-waterfront and ferry village: its wharf precinct at the end of McCarrs Creek Road is the launch point for the Church Point Ferry to Scotland Island and the western-foreshore communities of Ku-ring-gai Chase National Park, and the suburb has a strong boating character with cafes, a store and waterside dining around the ferry wharf. Local guides describe it as a quiet, 'back to nature' waterside pocket that is the natural gateway to the bays, islands and bush of Pittwater and Ku-ring-gai Chase (Hello Manly, 2024).

Transport

Bus and ferry only — Church Point has no railway station and no road link across Pittwater; Pittwater Road is the suburb's main thoroughfare and ends in the suburb. The Church Point ferry wharf, on McCarrs Creek Road near the post office, is served by the privately operated Church Point Ferry Service, which departs roughly hourly for Scotland Island wharves (Bell, Carols, Eastern and Tennis Court) and the western foreshore stops of Elvina Bay, Halls Wharf (Morning Bay access) and Lovett Bay. Buses are limited: Sydney Buses route 156 runs from the McCarrs Creek Road / Church Point area to Mona Vale interchange, where the B1 B-Line express connects to the Sydney CBD.

Schools

No school is located within Church Point itself; the suburb is small (1,066 residents at the 2021 census) and its school-aged children are served by schools in the immediately adjacent suburbs of Mona Vale and Ingleside. The government primary catchment for Church Point homes is Mona Vale Public School in adjacent Mona Vale ; nearby non-government options in adjacent suburbs include Sacred Heart Catholic Primary School (Mona Vale) and Galstaun College (independent combined school, Ingleside).

Shopping & Amenities

Church Point is a small village centre with no supermarket — daily needs are met in the larger adjacent centres of Mona Vale and Newport. Around the ferry wharf and along McCarrs Creek Road the suburb has the Church Point Post Office, the Church Point Waterfront Store and Cafe (store with takeaway fish and chips, beer and wine, overlooking the water) (Tripadvisor), and Pasadena Sydney, an historic waterside cafe-restaurant, event and wedding venue and boutique accommodation on the tip of Church Point with views over Pittwater and Ku-ring-gai Chase (ellaslist; Broadsheet). Water-based operators are the other 'amenity': the Church Point Ferry Service (charters, ferries and community transport) and water-taxi and charter operators work from the wharf precinct (Church Point Ferry Service; Scotland Island Community Website).

Parks & Outdoors

Pittwater frontage is the suburb's defining feature: the ferry wharf precinct and foreshore at the end of Pittwater Road look out over the bay to Scotland Island, with Ku-ring-gai Chase National Park's western foreshore opposite, and the suburb is a base for boating, kayaking, paddleboarding and ferry day-trips up Pittwater. McCarrs Creek Reserve — on McCarrs Creek Road, Church Point, at the mouth of McCarrs Creek on the suburb's western edge — is a bush and foreshore reserve with Pittwater views and a designated off-lead dog area on weekdays. Bushwalkers and boaters use Church Point as the departure point for the national park's western shore, including walks around Elvina and Lovett Bays on the Elvina Bay Circuit.

Property Market

The median house price in Church Point was around ~$2.99M — realestate.com.au quotes 'median sold prices over the last year' of $2,992,574 for Church Point houses (snippet from a 2025 REA listing page); trackers vary widely: QuickProperty put the latest house median near $3.3M (-7.2% YoY) and OnTheHouse's automated median value for houses was $2,361,867 as at 31 July 2026 (mid-2026). See our full Sydney property price map for how the suburb compares across the city. Extremely thin, waterfront-skewed market: Church Point covers only about 0.7 km² with 1,066 residents, so median figures swing with a handful of sales of waterfront and water-view houses. The hint-range of $2.8–3.6M broadly matches the spread across trackers — the differences reflect sales-window and valuation-method variation, not data errors. Unit medians above house medians reflect a small number of premium waterfront apartments. Rental figures are also volatile on this small base.

New Developments

Development is minimal: Church Point is a tightly settled, largely built-out village on Pittwater with no major apartment or shopping-centre pipeline evident in sales and suburb coverage. Planning pressure is limited by the suburb's small area, waterfront/environmental constraints and proximity to Ku-ring-gai Chase National Park, and the village character (post office, wharf precinct, low-rise housing along the point) has been stable for decades. Property turnover is low and mostly existing homes rather than new projects.

Jobs & Local Economy

Local employment is anchored in the boating and marine economy: the Church Point Ferry Service — a community-service ferry operator run from the wharf, described as essential transport for offshore residents including school children — plus water taxis, charter boats and marine trades working Pittwater (Church Point Ferry Service; Scotland Island Community Website). Hospitality and tourism add jobs at the waterside cafes and Pasadena's restaurant-event-hotel complex (ellaslist; Broadsheet). Many residents commute out: median household income was $3,182/week at the 2021 census and median age 54, a profile of affluent professionals and retirees; the working population largely commutes to Mona Vale, Frenchs Forest and the Sydney CBD by car or bus.
