Eastern Suburbs suburb guide — property, transport, schools and lifestyle

A relaxed, family-friendly beachside suburb in Sydney's Eastern Suburbs, built around the sheltered arc of Coogee Beach, grassy headland reserves and historic ocean pools. Life centres on swimming, the Bondi-to-Coogee coastal walk and a busy cafe, pub and restaurant strip along Coogee Bay Road, with the beachfront Coogee Pavilion and Coogee Bay Hotel as local landmarks. The name comes from an Aboriginal word said to mean 'the smell of seaweed drying', and the suburb suits families, young professionals, beach-loving renters and buyers wanting an ocean lifestyle close to the city.

Transport

Coogee has no train station and no light rail stop: it is served by buses, while the CBD and South East Light Rail L2 and L3 (Kingsford) lines terminate in neighbouring suburbs rather than reaching Coogee itself. Frequent Transdev John Holland buses connect Coogee to the city, to Bondi Junction (313/350), Sydney Airport and Eastgardens (350), and to Glebe Point via Newtown (370). The main 373 city service was retained after a community campaign and runs roughly every 10 minutes during the day.

Schools

Coogee Public School - NSW government primary school established in 1876, located on Coogee Bay Road a short walk from the beach (NSW Dept of Education school page). Coogee Boys' Preparatory School (Coogee Prep) - independent boys' primary school (K-6) opened in 1914 (Coogee Prep website). St Brigid's Catholic Primary School - Catholic systemic primary school in Coogee, ranked among Sydney's top 100 primary schools for 2025 in a Better Education analysis (school website). South Coogee Public School - NSW government primary school in the adjoining South Coogee locality (NSW Dept of Education).

Shopping & Amenities

The main retail and dining precinct is Coogee Bay Road and the beachfront, with cafes, restaurants, pubs, supermarkets and everyday services. Notable venues include the Merivale-owned Coogee Pavilion, the historic Coogee Bay Hotel and the Crowne Plaza Coogee hotel. Major shopping is a short bus ride away at Bondi Junction (Westfield) and Eastgardens (Westfield), while the Prince of Wales Hospital health and medical precinct sits in nearby Randwick.

Parks & Outdoors

Coogee Beach - patrolled ocean beach with a curved bay, backed by parks and a promenade, at the southern end of the approx. 6 km Bondi to Coogee Coastal Walk (Sydney Point travel guide). Heritage ocean pools Wylie's Baths and McIver's Ladies Baths sit on the southern rock platform, with Gordons Bay (a noted snorkelling spot) and Dunningham Reserve to the north and Grant Reserve and the headland toward Lurline Bay to the south.

Property Market

The median house price in Coogee was around ~$3.1M (mid-2026). See our full Sydney property price map for how the suburb compares across the city. Coogee's stock is a mix of beachside apartments and redeveloped blocks plus traditional beach houses and Victorian-era cottages further inland toward Randwick and Clovelly. Demand drivers are the beach lifestyle, proximity to the city, UNSW and the Randwick health precinct, with tightly held stock - historically only a few dozen house sales a year - keeping prices among Sydney's highest.

New Developments

Coogee Beach stormwater clean-up - $3M allocated in the 2025-26 NSW state budget (with Council and Sydney Water, ~$7M project) to divert stormwater offshore, with works starting in 2025. New Arden Street beachside amenities, kiosk and bus shelter - $6.75M replacement building endorsed by Council in December 2024, construction planned for 2027-28. 56-58 Bream Street luxury apartments - seven-unit, part three-to-four-storey residential block near Coogee Oval and the beach, approved on appeal in the NSW Land and Environment Court.
