Darling Point, NSW 2027

Eastern Suburbs suburb guide — property, transport, schools and lifestyle

Prestige harbourside peninsula suburb 4 km east of the Sydney CBD, part of the Municipality of Woollahra and regarded as one of the most exclusive and prestigious suburbs in Australia. Darling Point is mostly residential, renowned for its desirable and expensive real estate — grand harbourside mansions alongside landmark apartment blocks — and is bounded by Sydney Harbour to the north, Double Bay to the east, Edgecliff to the south and Rushcutters Bay to the west. It is leafy and serene yet minutes from the city: local agent Daphne Sauvage of Sydney Sotheby's says such serenity is rare so close to the city, with harbour views over Double Bay and the heads from higher apartment floors. At the 2021 census the population was 3,977, with a median age of 49, and the suburb tends to suit established professionals, downsizers and those who have spent years working toward a harbour address. Darling Point hosted the sailing events of the 2000 Sydney Olympics.

Transport

The suburb has no railway station; it is served by Transdev John Holland bus route 328, which loops between Bondi Junction and Darling Point via Edgecliff. Darling Point ferry wharf on the suburb's harbour foreshore provides access to Eastern Suburbs (Double Bay) ferry services to Circular Quay. The suburb is also serviced by the nearby Edgecliff railway station on the Eastern Suburbs line, a short walk along New South Head Road for many parts of the peninsula. New Beach Road runs between the suburb's western boundary and Rushcutters Bay Park.

Schools

There is no school within Darling Point itself — the small suburb is purely residential. Its local government schools sit in immediately adjacent suburbs: Woollahra Public School (in Woollahra) and Double Bay Public School (in Double Bay) are the nearby public primary options, and St Joseph's Catholic Primary School is in adjacent Edgecliff (compoundinvest.com.au; propertybuyer.com.au). Independent schools in adjacent Edgecliff include Ascham School — the non-denominational girls' day and boarding school (K–12) at 188 New South Head Road, Edgecliff, the only Australian school using the Dalton Plan. Cranbrook School is not in-suburb or adjacent (it sits in Bellevue Hill, beyond Double Bay/Rose Bay), so it is excluded from the local school picture.

Shopping & Amenities

Darling Point is almost entirely residential with only a handful of commercial offerings — part of its appeal, since life here revolves around the water, clubs and gardens rather than a main street. Eating out in the suburb means Bei Amici, the Mona Road restaurant that has become a social hub for residents, and the Blue Water Grille at the Cruising Yacht Club of Australia on New Beach Road. There is no supermarket in the suburb; residents walk or drive into adjacent Edgecliff — where the Edgecliff Centre offers Coles and Aldi plus specialty shops — or to the compact Double Bay village for grocers, delis, boutiques and pharmacies (propertybuyer.com.au; StMate; GoodMigrations). St Mark's Anglican Church in Darling Point Road, designed by Edmund Blacket in 1852, is a landmark and popular wedding venue.

Parks & Outdoors

The harbour is Darling Point's backyard: McKell Park, at the northern end of Darling Point Road on the site of the demolished Canonbury House, has panoramic views of Sydney Harbour, is a popular spot for picnics and weddings, and provides access to Darling Point's ferry wharf. Waterfront parkland and foreshore paths fringe the peninsula — the Domain feature lists Rushcutters Bay, McKell and Yarranabbe parks as the local picnic spots, with the CYCA's waterfront club precinct next to Rushcutters Bay Park at the suburb's western edge. For sailors, the Cruising Yacht Club of Australia — Australia's premier ocean racing club and home of the Rolex Sydney Hobart Yacht Race — is based at 1 New Beach Road on the Rushcutters Bay foreshore, with its address in Darling Point (CYCA; MapQuest).

Property Market

The median house price in Darling Point was around ~$8.1–9.4M (median house price $9,125,000 over the past year per realestate.com.au, retrieved Sep 2026; OnTheHouse median house value $9,339,565; auspropertyinsights put the house median at $8,100,000 as of early 2026) (mid-2026). See our full Sydney property price map for how the suburb compares across the city. Prestige-market medians swing with individual sales — the handful of trophy transactions each year move the 12-month house median between trackers, while unit medians cluster around $2.5–2.7M with Allhomes' lower $1,735,000 unit sale median reflecting a thin, mixed sales window. Top-end sales colour the market: in 2025 a penthouse on Darling Point Road sold for a record circa-$25M, houses in Etham Avenue traded for circa $15M and $20M, 71 Darling Point Road sold for $22M (local agent Daphne Sauvage's market notes), and Domain reported the suburb's iconic 3.9-metre-wide 'skinny mansion' selling for $19.5M at a likely national price-per-square-metre record. Darling Point suits high-income professionals and downsizers rather than first-home buyers — median age 49, largely apartment living in grand blocks alongside the mansions.

New Developments

Development is minimal and tightly contested, in keeping with a heritage-rich, low-rise peninsula: new projects are rare boutique apartment buildings squeezed past heritage and character controls. The NSW Land and Environment Court overturned Woollahra Council's refusal of a boutique apartment project at 7 Annandale Street, Darling Point, allowing it to proceed (Urban Digest), while at 41 Etham Avenue the local Darling Point Society is fighting a council-refused DA to replace three 1902 Federation Queen Anne houses described by heritage consultant Clive Lucas as quintessential examples of the style (The Darling Point Society). Earlier, the 'Mona' luxury development on Mona Road sold 60% of its units on launch day with its penthouse fetching $13.75M. Woollahra Council's planning policies recognise the unique character of precincts such as Darling Point in guiding new development (Woollahra Municipal Council), and in-suburb heritage listings include Carthona (1841), Babworth House and Bishopscourt.

Jobs & Local Economy

Local employment is minimal — Darling Point's working base is essentially its handful of restaurants and cafes (Bei Amici), the Cruising Yacht Club of Australia's waterfront hospitality and events operation, and home-based professional services. The suburb is overwhelmingly a commuter enclave of established professionals, executives and finance workers: median age 49 and most working residents travel the short distance to the Sydney CBD — 4 km away and a fast Eastern Suburbs line run from Edgecliff station — or to the eastern-suburbs business and retail centres of Double Bay and Bondi Junction.
