A brand-new release area on Sydney's south-west frontier, created in March 2013 from land east of Leppington — estate and planning documentation records that 'land east of Camden Valley Way and Denham Court was used to create East Leppington in March 2013', and Camden Council's Schedule 3 DCP for the East Leppington Precinct dates from the same month (OpenLot; Camden DCP). It sits south of Camden Valley Way opposite the Austral and Leppington North precincts, between the Leppington village/station area and Denham Court, and is transitioning from semi-rural paddocks into estates — Willowdale (Stockland's masterplanned community), Vulcan Ridge and Emerald Hills — marketed and addressed as 'Leppington 2179' (with the eastern part of Willowdale addressed Denham Court 2565), so homebuyers rarely see the name on listings. The precinct is planned for around 4,500 dwellings of young-family housing, with parks, a local centre and schools to follow the release (Campbelltown Council-hosted East Leppington Infrastructure Delivery Plan).

Transport
Public transport is bus-based and car-oriented — the suburb has no railway station of its own; Leppington station, terminus of the South West Rail Link on the T2 Leppington & Inner West and T5 Cumberland lines (opened February 2015), sits in adjoining Leppington roughly 4–5 km north of the Willowdale estate. Bus routes serving the corridor include route 841 (Leppington to Narellan) and 840/858 links via Leppington station and Rickard Road, with bus stops on Willowdale Drive and Leppington House Drive inside the release area (OSM bus relations). Camden Valley Way provides the main road link west toward Leppington village, Denham Court and the M31/M7 corridors, and Bringelly Road links north toward Austral and Liverpool.
Schools
Schools are being delivered around the release. Denham Court Public School — the new government primary ('a new primary school for the East Leppington area' planned for the corner of Commissioner Drive and Willowdale Drive in the Willowdale development under project name 'East Leppington Primary School', SSD 9476) opened on 18 October 2021 for K–1 and 25 October 2021 for years 2–6, sitting on the East Leppington/Denham Court edge with a Denham Court (2565) address (SINSW Denham Court PS; SINSW 2019 project update). In immediately adjoining Leppington, Leppington Public School (the historic 1923/1955 school at Rickard Road) is being upgraded with a new 20-classroom building and 60-place preschool, and a new co-located government high school for Leppington and Denham Court (about 1,000 students) is under construction next to it for a Term 1 2027 opening. A further new primary school and preschool at Emerald Hills (Emerald Hills Boulevard, adjacent to Emerald Hills Reserve, capacity 550+) is scheduled to open Term 1 2028 (SINSW Emerald Hills project update).
Shopping & Amenities
Retail is arriving with the estates: Emerald Hills Shopping Village on Emerald Hills Boulevard in the Emerald Hills area already hosts cafes and restaurants (e.g. '14 North 108 East'), and the East Leppington DCP plans a hierarchy of local and neighbourhood centres for the new neighbourhoods (TripAdvisor; Camden DCP Schedule 3). Until the estate centres mature, day-to-day shopping is in the adjoining suburbs: the Woolworths-anchored Leppington Town Centre at 127 Rickard Road and the HomeCo Leppington Village specialty precinct near Leppington station, plus the historic Leppington village core (Leppington Hall, Leppington Co-Op on Camden Valley Way).
Parks & Outdoors
The East Leppington DCP plans the precinct's open-space network around the Bonds Creek and Bonds Creek South riparian corridors, with new parks, playing fields and drainage reserves delivered as each estate completes (Camden DCP Schedule 3). Existing release-area parks include Emerald Hills Reserve beside the future school site on Emerald Hills Boulevard (SINSW), and the Willowdale estate's internal parks and landscaped corridors; much of the suburb is still semi-rural paddocks and creek edges awaiting release (SINSW; OpenLot).
Property Market
The median house price in East Leppington was around No standalone East Leppington tracker exists — sales are recorded under Leppington 2179 (or Denham Court 2565 for the eastern Willowdale lots). Leppington's median house price was ~$1.07–1.29M in the 12 months to mid/late 2026: $1,069,850 on 374 house sales (YIP), $1,140,000 on 171 sales (realestate.com.au), ~$1.24M for 4-bedroom homes (StMate) and $1,291,875 median house value (OnTheHouse/Cotality, 31 July 2026) (mid-2026). See our full Sydney property price map for how the suburb compares across the city. Data for the East Leppington release area is bundled into Leppington 2179 because no agency or tracker maintains a separate East Leppington suburb series — Australia Post lists East Leppington as a locality within the 2179 postcode, ABS treats the area inside the Leppington state suburb, and REA/Domain geocode the estates (Willowdale, Vulcan Ridge, Emerald Hills) as 'Leppington NSW 2179', with part of Willowdale addressed Denham Court 2565. The market is dominated by new land releases and house-and-land packages on 300–450 m² lots plus townhouse estates, so medians swing with the sales mix (land-sale dilution is a real effect here), and roughly 440 properties sold in Leppington in the 12 months to mid-2026. Buyers should expect ~$1.1–1.6M for a completed new house depending on estate and spec, with land-only purchases cheaper (OpenLot estate listings).
New Developments
East Leppington is the release precinct of the South West Growth Area east of Leppington village, rezoned under the Growth Centres SEPP framework and planned for roughly 4,500 dwellings (Campbelltown-hosted East Leppington Infrastructure Delivery Plan; Camden DCP Schedule 3, March 2013). Major masterplanned communities include Willowdale (Stockland) in the east — whose homes sell under Leppington/Denham Court addresses — Vulcan Ridge (Cornish Group) and Emerald Hills, with the DCP planning walkable neighbourhoods around Bonds Creek, local and neighbourhood centres, and new schools (Stantec; homeone; Camden DCP). The NSW Government continues to stage the release — the East Leppington rezoning LEP amendment progressed through the planning portal in 2020–21, and new school infrastructure (Denham Court PS 2021, Leppington PS upgrade, the Leppington–Denham Court high school for 2027, Emerald Hills school for 2028) is being sequenced with the estates (NSW Planning Portal; SINSW).
Jobs & Local Economy
Local employment is currently limited to services, childcare and retail in the new estates (Emerald Hills Shopping Village) plus construction trades while building continues, with the Leppington town-centre precinct — planned for up to 12,500 jobs across the Camden and Liverpool LGAs — the main future employment anchor nearby (TripAdvisor; WA Today). Residents largely commute to Liverpool, Campbelltown–Macarthur and Narellan, or into Sydney via Leppington station, and the Western Sydney International Airport and Aerotropolis corridor to the north-west are expected to become major regional employers as the South West Growth Area fills in (NSW Planning SWGA).
