A dense retail-and-residential suburb about 9 km south of the Sydney CBD that was carved out of Pagewood and Hillsdale and named after the Westfield Eastgardens shopping centre, which opened in 1987 on the former Pagewood bus depot and Holden factory site. It is one of the most tightly built suburbs in the east: at the 2021 census just 4,086 people lived there at a density of about 8,172 people/km², with only 38.0% born in Australia. In practice Eastgardens is Sydney's eastern-suburbs retail town centre — a busy, car-oriented hub of big-box retail, restaurants, offices and a ring of high-rise apartment towers around Westfield, prized for convenience (supermarket-to-cinema on the doorstep) rather than leafy charm; agent/listing copy frames it as affordable high-density living beside Maroubra and the Pagewood Green estate.

Transport
Public transport is entirely bus-based — Eastgardens has no railway station or light rail, and Westfield Eastgardens acts as the suburb's interchange, with bus stops on Bunnerong Road outside the centre (including the lower-level stand area). Services connect the centre to the Sydney CBD, the Eastern Suburbs and surrounding suburbs ; routes serving the area include the 350 (Sydney Airport Domestic–Bondi Junction) and the 375 corridor, while Bunnerong Road carries the 39x bus family between La Perouse/Little Bay and Maroubra Junction en route to the city (live bus schedules). The nearest rail access involves taking a bus to stations such as Mascot or Green Square on the Airport line — there is no train in the suburb.
Schools
Eastgardens has no school within its own boundaries (the suburb is essentially the Westfield precinct and its apartment ring); local children attend schools in the immediately adjacent suburbs of Pagewood and Maroubra. The nearest government primary is Pagewood Public School, about 1 km away in adjacent Pagewood, and the nearest government secondary is South Sydney High School (2–36 O'Sullivan Avenue, Maroubra, ~0.9 km away), with St Aidan's Catholic Primary School and Hartford College about 1.6 km away in Maroubra (ozfinancehub; South Sydney High School website; andreamonti.com.au suburb data).
Shopping & Amenities
Westfield Eastgardens dominates the suburb: a 3-level regional centre of about 82,687 m² with roughly 280 stores and 8 anchor tenants, including Myer, Woolworths, Kmart, Big W and Aldi, plus a Hoyts cinema, food court and dining precinct, and 3,148 car-parking spaces. When it opened on 19 October 1987 it was briefly the largest shopping centre in Australia, and it remains one of the biggest complexes in the Eastern Suburbs. The centre also includes an office tower, and its restaurants, cafes and services effectively act as the suburb's main street, with the bus interchange on its doorstep.
Parks & Outdoors
Eastgardens itself is built up around the Westfield precinct and has little parkland of its own, but open space is close by across the suburb's edges. Immediately to the west, in adjacent Pagewood, Bonnie Doon Golf Club (founded 1897, one of Sydney's oldest courses) fronts Banks Avenue right up to the Eastgardens boundary (AGFG; Pagewood place directory). Mutch Park — a recreation reserve with tennis, squash and futsal facilities managed by Bayside Council — sits just across the boundary in Pagewood, close to the Eastgardens town centre (Bayside Council; Mutch Park Sports), and Maroubra Beach's surf beach and headland parklands are a short drive east through adjacent Maroubra.
Property Market
The median house price in Eastgardens was around ~$2.4M (median house value $2,395,162, OnTheHouse suburb profile; Andrea Monti buyer's agent puts the Aug 2026 median house price at $2,481,383) (mid-2026). See our full Sydney property price map for how the suburb compares across the city. Apartment-dominated market: very few houses trade in Eastgardens (house stock is a small pocket of older homes against Pagewood/Hillsdale), so the all-dwelling median of $1.178M sits far below the ~$2.4M house median — sales volumes are overwhelmingly units in the towers around Westfield. Ownership fell from 69.7% of homes (2016) to 38.8% (2021), reflecting heavy investor/rental stock in newer buildings. Building approvals in the wider SA2 area ran at 724 over 18 months as of Aug 2026, with apartment growth around the centre continuing (andreamonti.com.au). Tracker spreads: houses $2.395M–$2.481M; units ~$1.07M–$1.15M depending on method and window.
New Developments
Westfield Eastgardens has continuously evolved: built on the former Urban Transit Authority Pagewood bus depot (closed 1982) plus the old GM-Holden and WD & HO Wills factory lands, it opened in 1987, gained a third level with Woolworths and Big W in a 2002 redevelopment (the first NSW centre with three discount department stores), survived a 2012 car-park collapse, and in July 2018 Scentre Group paid $720 million to take a 50% stake from Terrace Tower Group. A 'transformative revamp' lodged in 2023 by Scentre and Terrace Tower proposes rooftop dining, a refreshed food court, a state-of-the-art cinema, new office space and two future towers that could hold affordable student accommodation or a hotel, plus upgrades to the bus interchange (Maroubra News; Architectus). Around the centre, apartment growth has intensified since the 2010s, and Meriton's Pagewood Green estate immediately west (adjacent Pagewood) is adding thousands of dwellings that feed the Eastgardens retail catchment (Maroubra News).
Jobs & Local Economy
Retail is the suburb's economic engine: Westfield Eastgardens' ~280 stores and 8 anchors make it one of the Eastern Suburbs' biggest employment concentrations in retail and hospitality, and the centre's office tower provides commercial space on site. The planned redevelopment explicitly touts new offices and hotels/student accommodation as job generators, with the developer and Meriton pointing to strong local population growth (Maroubra News). Light-industrial and warehousing areas sit immediately adjacent in Pagewood and Banksmeadow, and the Pagewood Green construction pipeline adds building-trade work nearby.
