Small, densely built suburb about 4 km east of the Sydney CBD at the eastern edge of the Woollahra municipality, developed around the Edgecliff railway station and bus interchange. At the 2021 census Edgecliff had just 2,499 residents, with high-density housing: 69.9% of occupied private dwellings were apartments and a further 23.6% semi-detached homes, and the suburb is noted for very high property prices because it is close to the city and many homes have views over Port Jackson (Sydney Harbour). It works as a transport node plus compact commercial village — the Edgecliff Centre (retail with office space above) and the Eastpoint shopping centre sit next to and above the station on New South Head Road — with apartments dominating around the centre and houses on the quieter streets climbing towards Woollahra.

Transport
Edgecliff railway station is an underground station on the Eastern Suburbs line (T4) of the Sydney Trains network, opened in 1979 when the line was extended east of the CBD; trains run every 3–5 minutes in peak times and about every 8–10 minutes off-peak. A bus interchange is located above the station, making Edgecliff a genuine modal hub. The suburb sits astride the Edgecliff Road / New South Head Road corridor — the main arterial between the CBD and the eastern suburbs — and was the terminus of Sydney's cable-tram route from King Street to Ocean Street from 1894.
Schools
There is no Edgecliff Public School — no government school sits inside the suburb itself. Woollahra Public School in the neighbouring suburb of Woollahra is the closest state primary and explicitly serves the communities of Woollahra, Edgecliff, Paddington and Bondi Junction (NSW Department of Education, Woollahra Public School). Ascham School, an independent girls' school on New South Head Road in Edgecliff, occupies the site of the old Glenrock estate and is the suburb's best-known campus. Sydney Grammar School's Edgecliff Preparatory School — the K–6 primary campus of Sydney Grammar — sits on Alma Street in Paddington on the Edgecliff border.
Shopping & Amenities
Shopping and services cluster around the station precinct on New South Head Road. The Edgecliff Centre is a commercial building with retail space and office space above, beside the transport services. Eastpoint Food Fair ('Edgecliff Eastpoint') sits above the railway station and below the bus interchange, anchored by Coles supermarket with Harris Farm Markets, Peters Meats and Blooms the Chemist among its major tenants (Eastpoint Food Fair; Krulis Commercial). Cafes and restaurants line Edgecliff Road and the station forecourt (e.g. Cafe Mia inside the Eastpoint centre), and the suburb's northern edge meets New South Head Road opposite Darling Point.
Parks & Outdoors
Edgecliff itself is built-up with no large park of its own, but green space lies immediately on its borders. Trumper Park — bushland with walking trails plus Trumper Park Oval — is about a 10-minute walk from Edgecliff Station in neighbouring Paddington. Rushcutters Bay, directly north-west, brings Rushcutters Bay Park, the Reg Bartley Oval sports fields and the Rushcutters Bay marina and harbour foreshore right to the suburb's edge — the powerhouse for Edgecliff's 1894 cable tram was located at Rushcutters Bay. The harbour foreshore of Darling Point and Double Bay begins just beyond Edgecliff's northern boundary.
Property Market
The median house price in Edgecliff was around $3.4M–$3.8M: realestate.com.au reports a 12-month median house price of $3,400,000 in Edgecliff, while OnTheHouse/Cotality put the median house value at $3,775,512 at 30 June 2026; property.com.au quotes a 4-bedroom house median of $4.6M, reflecting the wide range in this apartment-dominated suburb (mid-2026). See our full Sydney property price map for how the suburb compares across the city. Edgecliff is a compact, apartment-dominated suburb — 69.9% of dwellings were apartments and 23.6% semi-detached at the 2021 census — so house sales are relatively few and medians swing between trackers: roughly $2.9M–$3.8M depending on sales window and method. Realistic guide for buyers: units around $1.4–1.5M, freestanding houses around $3.5M+, and premium 4-bedroom+ houses above $4M. OnTheHouse's five-year series shows house median values up 15.2% while units grew only 1.28%.
New Developments
Growth pressure is concentrated along the New South Head Road station precinct. A planning proposal for 203–233 New South Head Road sought to rezone the site for a 37-storey mixed-use building, and in November 2024 the Sydney Eastern City Planning Panel determined the proposal should proceed to a Gateway determination subject to changes (NSW Planning Portal; Woollahra Council). An earlier planning proposal for 136–148 New South Head Road sought to lift the height control from 14.5 m to 42 m and the floor space ratio from 1.5:1 to 5:1 for a mixed-use redevelopment, with Council resolving in February 2024 to support the associated voluntary planning agreement (NSW Planning Portal; YourSay Woollahra). Beyond these, apartment renewal and infill continue around the Edgecliff Centre precinct under the Woollahra LEP 2014 controls.
Jobs & Local Economy
Edgecliff's local employment base is retail and commercial: the Edgecliff Centre carries office space above its retail podium and Eastpoint Food Fair anchors the station precinct, with Coles and Harris Farm among the larger employers. The suburb's core economic role is as a commuter node — the CBD is about 5 minutes away by train (Rome2rio) — and the St Vincent's Hospital health and medical precinct in Darlinghurst sits just across the suburb's western border.
