Inner West suburb guide — property, transport, schools and lifestyle

A small, quiet, family-oriented Inner West suburb about 11 km south-west of the Sydney CBD, hemmed into a 0.7 km² pocket between busier Burwood, Strathfield and Croydon Park — bounded by Liverpool Road to the north, Coronation Parade to the west, Mitchell Street to the south and Burwood Road to the east. Enfield began as an 1810s farming settlement along Liverpool Road — St Thomas' Anglican Church, built in the 1840s on Coronation Parade, is the suburb's oldest surviving building — and grew large enough for its own municipal council in 1889 before the Municipality of Enfield was split between Burwood and Strathfield councils in 1949. Today it is a leafy residential suburb of Federation-era and post-war homes with 2,992 residents at the 2021 census (up 5.6% since 2016): 50.2% were born in Australia, with China (9.5%), India (3.4%), South Korea (3.0%) and Italy (3.0%) the leading overseas birthplaces, and 43% spoke only English at home. Households skew to couples with children, the predominant age group is 50–59, most people work in professional occupations, and 64.7% of homes are owner-occupied — the profile of a settled, family suburb rather than a nightlife destination. Its character is domestic: a small commercial strip along Liverpool Road at the Coronation Parade junction, six parks, and Westfield Burwood and Strathfield's shopping and dining hubs a short hop away across the boundary.

Transport

Enfield has no railway station — the tram line that served it from 1891 to 1948 was replaced by buses, and today the nearest stations are Burwood about 1.5–2 km north and Strathfield, the major interchange to the north-west, with Croydon and Ashfield stations also close by. Buses are Enfield's local backbone: Transit Systems operates eight services through the suburb — 410 (Hurstville–Macquarie Park), 420 (Burwood–Mascot via Enfield, Campsie and Sydney Airport), 464 (Ashfield–Mortlake via Enfield and Burwood), 480 and 483 from the City to Strathfield via Enfield, 913 (Bankstown–Strathfield), 914 (Greenacre–Strathfield) and M90 (Liverpool–Burwood) — plus U-Go Mobility's 450 from Hurstville to Strathfield via Enfield.

Schools

Enfield Public School — NSW government primary school on Beaumaris Street in the suburb. St Joseph's Primary School — Catholic systemic primary for Kindergarten to Year 6 on the corner of Burwood and Liverpool Roads in Enfield. For secondary schooling the closest government high schools sit just across Enfield's boundaries: Burwood Girls High School in adjacent Burwood and Strathfield South High School in adjacent Strathfield South, with independent options including MLC School in Burwood and Trinity Grammar School's junior campus in Strathfield nearby.

Shopping & Amenities

Enfield's own retail is a modest commercial strip along Liverpool Road centred on its intersection with Coronation Parade and The Boulevarde; larger commercial areas are around Strathfield and Burwood stations, and Westfield Burwood's shopping and dining precinct is minutes away across Liverpool Road. Community facilities in the suburb include St Joseph's Catholic Church (1930–31) and St Thomas' Anglican Church (1847–48) on Liverpool Road and Coronation Parade, a Vision Australia centre in Mitchell Street, and the Enfield Aquatic Centre in Portland Street — opened in 1933, Sydney's oldest freshwater swimming pool.

Parks & Outdoors

Henley Park is Enfield's main green space — an expansive park on the suburb's southern side whose grounds hold the Enfield Aquatic Centre, the 1933 Olympic pool that is the oldest freshwater pool in Sydney. Despite its small area, Enfield has six parks covering about 20% of the suburb, including the Coronation Reserve green strip down the centre of Coronation Parade that follows the old tram alignment. Burwood Park, Burwood's large Victorian-era park with its lake and playgrounds, is a short walk across Liverpool Road in adjacent Burwood, and the Cooks River parklands and cycleway run through the adjacent suburbs of Burwood Heights, Strathfield South and Croydon Park immediately south of Enfield.

Property Market

The median house price in Enfield was around ~$2.2–2.35M: OnTheHouse median house value of $2,221,087 as at 31 July 2026 (+30% over five years); YIP recorded a $2,306,000 house median (1.23% annual growth, 16 house sales in 12 months); property.com.au put the 12-month median near $2,350,000 (retrieved Sep 2026) (mid-2026). See our full Sydney property price map for how the suburb compares across the city. Enfield is small and tightly held — roughly 57 sales in the 12 months to mid-2026 across 1,562 properties — so medians bounce between trackers and windows: YIP's 1.23% annual growth contrasts with OnTheHouse's +30% over five years, and realestate.com.au's '2-bedroom house' snapshot of $1,890,000 (Aug 2025–Aug 2026) is a narrower sub-market slice of the ~$2.2–2.35M whole-house range. Owner-occupancy of 64.7% and a family household profile keep stock tightly held; new supply is low-rise infill such as The Henley townhouses (Tian An, completed 2025), with the suburb zoned mostly R2 low-density residential.

New Developments

Enfield sees modest, low-rise infill rather than towers: The Henley at 6 Mitchell Street (Tian An) is a townhouse development completed in 2025 on the edge of Henley Park, typical of the R2 low-density zoning that dominates the suburb, and smaller townhouse and villa projects fill sites along Liverpool and Burwood Roads. The bigger changes sit just beyond Enfield's boundary: the NSW Government's state-led Burwood North Metro rezoning in adjacent Burwood (announced March 2026) could unlock up to 18,300 new homes and 3,900 jobs along the future Sydney Metro West corridor between the CBD and Parramatta — a precinct reshaping the wider Burwood local government area Enfield belongs to.

Jobs & Local Economy

Enfield's resident workforce is predominantly professional — OnTheHouse classifies the suburb's typical occupation as professional, with households primarily couples with children — and most workers commute out of the suburb to the Sydney CBD (via Burwood or Strathfield stations or the direct 480/483 City buses) or to Burwood's and Strathfield's commercial centres. Employment inside Enfield is light: the Liverpool Road commercial strip, the Vision Australia centre on Mitchell Street and the suburb's two schools anchor the local service jobs, while the major 'Enfield'-named logistics employer — the Enfield Intermodal Logistics Centre — is actually in neighbouring Strathfield South rather than in the suburb of Enfield.
