Eschol Park, NSW 2558

South West Sydney suburb guide — property, transport, schools and lifestyle

Small, established residential suburb about 60 km south-west of the Sydney CBD in the City of Campbelltown LGA (Macarthur region), gazetted in 1978 on the site of the old 'Eshcol Park' estate — the name was inadvertently approved by the Geographical Names Board in its misspelt form. It is a quiet, built-out family suburb of mostly 1970s–80s houses on wine-themed streets (Semillon Crescent, Chardonnay Avenue, Pinot Street, Shiraz Place) recalling the property's vineyard history, sitting between Eagle Vale and the Camden growth corridor. At the 2021 census it had 2,607 residents — median age 36 — with 94.0% of occupied private dwellings separate houses and 73.2% of people born in Australia. A November 2024 boundary amendment saw Eschol Park gain the parts of Eagle Vale lying west of Eagle Vale Drive (Geographical Names Board, Nov 2024). Local reviews describe a quiet, family-friendly pocket with good-value houses, parks and easy motorway access, popular with families and first-home buyers (Homely; StMate).

Transport

Eschol Park has no railway station. The suburb is served by bus routes 877 and 878 of the Sydney Buses Network (Transit Systems' Macarthur region) — loop services running Campbelltown station to Kearns via Eagle Vale and Eschol Park, with stops along the suburb's streets. The nearest train stations, Leumeah and Campbelltown on the T8 Airport & South Line, are roughly 3–5 km east and south-east — reached by connecting bus or a short drive rather than on foot. Raby Road runs along the suburb's eastern edge and links to the M31 Hume Motorway corridor, making Campbelltown and Macarthur Square an easy drive (Campbelltown City Council; forecast.id).

Schools

Eschol Park Public School — NSW government primary school (K–6) opened in 1985, the suburb's local public school, part of the Department of Education's St Andrews network. St Gregory's College — Catholic Marist Brothers K–12 college at 100 Badgally Road just across the boundary in adjacent Gregory Hills (established 1926, now co-educational), the closest high-school option for Eschol Park families (gregory-hills research: Catholic Schools Guide; CareForKids). Secondary students attending public high schools generally travel out of the suburb to Campbelltown-area high schools (no government high school is located in Eschol Park or its immediate neighbours) (Allhomes suburb data).

Shopping & Amenities

Eschol Park has no shopping centre of its own — it is purely residential. The closest retail is the small Kearns Road Shopping Centre (IGA supermarket plus a handful of shops) in adjacent Kearns, about 1 km north, and Eagle Vale Central in adjacent Eagle Vale across Eagle Vale Drive (Opening Hours AU; Campbelltown City Council). For major shopping, Macarthur Square and Campbelltown's town centre are a short drive south-east (Homely; StMate).

Parks & Outdoors

Eschol Park Sports Complex on Epping Forest Drive — Council sporting fields (used as water-detention basins in flood times) created in the early 1980s along a branch of the old Eagle Creek, with several playing fields and facilities. Eagle Creek Reserve — a public park on the old creek headwaters, and Vale Brook Reserve, named after the minor tributary 'Vale Brook' that once ran into it. William Fowler Reserve remembers the 1858 vineyard owner. Eschol Park House — the historic mansion (first parts built 1816) whose tree-lined driveway entrance off Raby Road still stands, now operating as a restaurant.

Property Market

The median house price in Eschol Park was around ~$930K–$950K (mid-2026): StMate median house price $931k for 3-bedroom homes (entry ~$767k, premium ~$1.15m); QuickProperty median house $943K; propertyvalue.com.au put the median sale price near $985,000. See our full Sydney property price map for how the suburb compares across the city. Eschol Park is a thin market — roughly two dozen house sales in the year to mid-2026 (StMate 'sold this year' count) — so medians swing between trackers. Mid-2026 figures cluster around $930K–$985K, while realestate.com.au's suburb snapshot showed a lower median sale price (~$845K, evidently a different/older window) and Homely's median list price of ~$1.199M reflects premium asking prices on larger 4–5 bedroom stock. Actual 2026 sales span $815K (4-bed Sauternes Place) to $1.15M (5-bed Semillon Crescent), with 3-bedroom homes typically $850K–$1.0M and modernised 4–5-bedroom houses $1.05M–$1.18M (StMate sold records; Allhomes). Growth has been steady (+6.8–7.6% p.a.) off a high-owner-occupier, older-established base with gross yields around 3.4% (StMate).

New Developments

Minimal — Eschol Park is a fully built-out 1970s–80s suburb with no major development pipeline; recent activity is limited to infill renovations and extensions (e.g. residential alterations lodged with Campbelltown City Council) (Microburbs; Campbelltown City Council). The main change to the suburb in recent years is administrative: in November 2024 the boundary with Eagle Vale was amended so Eagle Vale Drive forms the full eastern boundary, transferring the Eagle Vale areas west of the drive into Eschol Park (Geographical Names Board gazette, Nov 2024). Growth pressure comes from the adjacent Camden corridor (Gregory Hills and Gledswood Hills new estates) rather than from within Eschol Park itself.

Jobs & Local Economy

Most Eschol Park workers commute out of the suburb to the Campbelltown–Macarthur employment hub a short drive south-east — Macarthur Square's large retail centre, Campbelltown's health and education precinct (Campbelltown Hospital, TAFE and Western Sydney University's Campbelltown campus) and civic employment — plus retail and service jobs along the corridor (Homely; StMate). The M31 Hume Motorway and Raby Road corridor give residents easy access to jobs in Sydney's south-west and the CBD, and the suburb's local shopping strip employment is in adjacent Kearns and Eagle Vale rather than in Eschol Park itself (Campbelltown City Council).
