Gables is The Hills Shire's newest suburb, gazetted on 17 July 2020 from land that was mostly northern Box Hill plus a smaller portion of Maraylya, about 52 km north-west of the Sydney CBD. The name honours the district's dairy-farming past — the 19th-century Hurrell family farm, divided into two dairies, was known as Blue Gables and Red Gables, and Red Gables Road still cuts through the suburb. Gables sits in the Hills District and is the site of The Gables, Stockland's 330-hectare masterplanned community (the biggest in the Hills District): launched in 2015 by Celestino and the Baiada family as a roughly $4 billion masterplan of more than 4,000 dwellings, the project was sold to Stockland in March 2020 for $415 million with about 994 homes already built. It is a growth suburb of new contemporary houses, wide streets and estates still taking shape rather than an acreage/rural area — StMate's 2026 profile counts about 3,339 residents with a median age of 32, houses making up 89% of stock and vacant land about 10% (StMate). Buyers are young families and first-home buyers drawn to new-build living in a masterplanned setting (StMate).

Transport
Gables has no railway station. Public transport is bus-based and connects the suburb to the rail network: route 643 (Busways) runs from Gables to Rouse Hill station, route 740 runs Box Hill/Gables to Rouse Hill station, and route 741 runs Box Hill/Gables to Riverstone station, with selected school-day services starting from Oakville via Maraylya — operated by Busways and CDC NSW. Rouse Hill station is on the Sydney Metro North West line and Riverstone station on the T1 Richmond branch; Stockland describes the Metro stations at Rouse Hill and Tallawong as a short drive away and Riverstone station as nearby. Most day-to-day movement is by car on the new estate roads, feeding toward the Hills District's arterial network (StMate).
Schools
Santa Sophia Catholic College — co-educational Catholic systemic K–12 college (Catholic Education, Diocese of Parramatta) whose permanent campus sits in Gables at 1 Lakefront Crescent, the corner of Fontana Parade and Red Gables Road; construction began in June 2020 and the college opened for learning in late 2021 for the 2022 school year. Government schooling for Gables students is provided across the suburb's southern border in adjacent Box Hill: Box Hill Public School, the new NSW government primary (with preschool) that opened in 2025 in interim facilities at the corner of George and Castilian Streets ahead of a permanent school planned on Terry Road in 2028, and Box Hill High School, the NSW government high school that opened in early 2026. The NSW Government's 2023–24 schools budget included a new primary school for the 'Gables/Box Hill' growth area among three new primary schools for the north-west (School Infrastructure NSW).
Shopping & Amenities
Amenity is still being delivered as the suburb matures. Stockland Gables Town Centre — a 9,434 m² neighbourhood centre anchored by a full-line 3,800 m² Woolworths supermarket with about 25 further tenancies including a Nido Early School childcare centre, medical centre, pharmacy, gym and food and dining outlets — began construction in 2024 and has recently opened as the heart of the estate (Shopping Centre News; Stockland). Stockland also describes the estate as minutes from the Carmel Village Shopping Centre in the neighbouring Box Hill release area (Stockland). Beyond that, day-to-day retail, cafes and dining options remain limited and residents rely on the wider Box Hill and Hills District centres as the area's own retail pipeline completes (StMate).
Parks & Outdoors
Open space is a central feature of the masterplanned suburb: Stockland's community includes roughly 75 hectares of green space with parks, sporting fields, tree-lined streets and kilometres of planned walking and cycling paths (16 km planned), centred on a future 4-hectare lake with a lake foreshore precinct that remains to be delivered. The setting is rolling hills and leafy surrounds typical of the Hills District (Stockland).
Property Market
The median house price in Gables (The Gables) was around ~$1.35–1.36M (StMate, 2026): median house price $1.36m in the headline snapshot and ~$1.35m in the market narrative, with recent annual growth of roughly 1–5% (StMate) (mid-2026). See our full Sydney property price map for how the suburb compares across the city. Sales evidence is thin because almost all stock is brand-new or off-the-plan: houses make up ~89% of listings and vacant land ~10%, with only a sliver of townhouses, and recent sales range from ~$1.36m for new 5-bedroom ready-built homes up to ~$1.8m for larger statements homes (StMate). StMate's estimated values for remaining land lots run around $940k for ~500 m² blocks (StMate). Note: Gables is NOT an acreage or semi-rural-lot suburb — that character belongs to neighbouring Maraylya and Oakville across its northern and western borders; within Gables itself the market is masterplanned house-and-land on estate-sized blocks. For context, the adjacent Box Hill suburb's median house price was ~$1,237,500 over the 12 months to Aug 2026. There is no unit/apartment market in the suburb.
New Developments
The Gables (Stockland) — the suburb's defining development: a 330-hectare masterplanned community (the largest in the Hills District) first planned in 2015 by Celestino and the Baiada family for more than 4,000 dwellings with a town centre, primary school, two sports fields, a 5.5 ha town centre site and a 4 ha lake; Celestino had delivered 994 dwellings when Stockland bought the remaining ~293 ha in March 2020 for $415 million, planning about 1,900 further dwellings. Stockland is still selling land and house-and-land packages in 2026, with design-approved homes and an active sales pipeline (Stockland). Gables Town Centre — Stockland's first stage of town-centre works (development application lodged, construction started ~2024) delivered a Woolworths-anchoured centre that has recently opened. Still to come in the masterplan: the central lake with lake foreshore, further sporting fields, and childcare centres, while a public primary school for the Gables/Box Hill growth area is part of the NSW Government's north-west schools program (Stockland; School Infrastructure NSW).
Jobs & Local Economy
Gables is chiefly a commuter suburb: most residents work outside the area, with employment hubs such as Norwest Business Park at Bella Vista — described as close by — and the wider Hills District and Rouse Hill commercial centres drawing daily commuters (Shopping Centre News; StMate). Local jobs are emerging with the build-out itself: construction of new homes and infrastructure, teaching and childcare roles at Santa Sophia Catholic College and the new town centre (including the Nido Early School), and retail positions as Stockland Gables Town Centre ramps up.
