Sutherland Shire suburb guide — property, transport, schools and lifestyle

Small, quiet and leafy waterfront suburb on the southern shore of Sydney, about 29 km south of the CBD, sitting on the point where the Hacking River opens into the Port Hacking estuary and cut out of the edge of the Royal National Park. At the 2021 census it had 3,034 residents, overwhelmingly in large separate houses (62.1% of dwellings had 4 or more bedrooms) and with a median household income of $3,061 a week — well above the national median of $1,746. Grays Point is a tightly held, exclusive-feeling pocket: there is only one road giving vehicular access, which contributes to an 'exclusive atmosphere', and properties often stay within families for multiple generations. Buyers are drawn by the water frontage, bush setting and views over Port Hacking, with local agents selling the suburb on its tranquil, family-oriented lifestyle.

Transport

Grays Point has no railway station and is served only by buses: route 976 runs from Sutherland Station to Grays Point as a loop service and route 975 runs from Miranda Interchange to Grays Point as a loop service. The nearest train stations are on the T4 Illawarra line at Sutherland and Miranda (reached by those buses) and at Kirrawee in the adjacent suburb to the north. Road access is limited to a single entry road off the Princes Highway corridor, with walking and mountain-bike tracks the other way into the Royal National Park.

Schools

Grays Point Public School — NSW government primary school on Angle Road, serving kindergarten to year 6 with around 400 students; it lies next to the Grays Point ovals and is cut out of the Royal National Park. Grays Point also has a preschool and a child care centre in the suburb. There is no high school in Grays Point; public secondary options are in adjacent suburbs, such as Kirrawee High School in Kirrawee (NSW Department of Education).

Shopping & Amenities

Grays Point is largely residential with a small group of shops at Grays Point Road near its intersection with Swallow Rock Drive — a fish and chip shop, a restaurant with a bar, a bottle shop and a convenience store. The suburb has no major retail centre; residents rely on the larger Sutherland Shire retail centres such as Gymea, the South Village precinct and Miranda.

Parks & Outdoors

The suburb's setting is its centrepiece: Grays Point fronts the Port Hacking estuary, at the mouth of the Hacking River, with extensive water views and direct water frontage. Swallow Rock Reserve, a wetland reserve on the foreshore, has a small shallow boat ramp for launching trailer boats, canoes and kayaks on the Hacking River. Grays Point ovals sit beside the public school, and walking and mountain-bike tracks from the suburb link into the adjacent Royal National Park towards Audley. Wildlife is abundant in the suburb, including possums, sugar gliders, mopoke owls, wallabies and kookaburras.

Property Market

The median house price in Grays Point was around $1,800,000 (median house price based on 29 sales over the past 12 months, down 1%, realestate.com.au Grays Point suburb data, retrieved Sep 2026); OnTheHouse median house value estimate $1,791,928 (mid-2026). See our full Sydney property price map for how the suburb compares across the city. Sales volumes are thin — around 29 house sales in 12 months — so median figures bounce between trackers: realestate.com.au puts the house median near $1.8M, while OnTheHouse's median value estimate is $1,791,928 (Sep 2026). Properties are tightly held and often pass between generations, and premium sales concentrate on waterfront and water-view homes. Grays Point has essentially no unit stock, making unit figures largely estimates. Note the suburb's houses skewed large at the 2021 census: 62.1% of dwellings had 4 or more bedrooms and median household income was $3,061/week.

New Developments

Minimal development activity: Grays Point is a small, fully built-out residential suburb with a single road entry, tightly held stock and no significant current development pipeline identified. Change in the suburb is driven by individual renovations and rebuilding of older homes on the large waterfront allotments rather than by new projects.

Jobs & Local Economy

Grays Point itself has few local employers — mainly the small village shops and the public school — and most residents commute out of the suburb for work. Local agents describe typical buyers as families and professionals working across Sydney, with many commuting to the CBD roughly 29 km away or to Sutherland Shire's larger commercial centres such as Miranda and Gymea, which residents rely on for services.
