Hawkesbury suburb guide — property, transport, schools and lifestyle

Semi-rural acreage suburb roughly 71.5 km north-west of the Sydney CBD in the Hawkesbury foothills below Kurrajong, made up mostly of semi-rural properties of about 5–10 acres. Formerly known as South Kurrajong, it is dotted with historic properties such as 'Lemon Forest', and famously has no footpaths, only sparse street lighting and mostly tank-water households — a quiet, winding-road community strung along Grose Vale Road between North Richmond and the Kurrajong villages. At the 2021 census Grose Vale had 1,272 residents, with 92.3% of homes owner-occupied and a median resident age of 44.

Transport

Grose Vale has no railway station and public transport is limited to buses. Busways route 680 runs a Richmond–Bowen Mountain loop service via Grose Vale and Grose Wold, connecting through North Richmond to Richmond railway station — the terminus of the T1 Western line. A bus stop sits on Grose Vale Road at the general store junction in the suburb.

Schools

No school campus sits inside Grose Vale proper. Grose View Public School — NSW government K–6 primary school at 249 Grose Wold Road — sits right on the suburb's southern boundary with adjacent Grose Wold; the school's own contact pages give its locality as Grose Wold 2753 while NSW School Infrastructure lists the address as Grose Vale (Grose View PS; NSW School Infrastructure). Grose Vale's Wikipedia article counts the school as its local primary. There is no high school in the suburb; secondary students attend Colo High School (government Years 7–12) in adjacent North Richmond, whose catchment covers Grose Vale.

Shopping & Amenities

Amenities are minimal and cluster at the junction of Grose Vale Road and Grose Wold Road: a small general store and petrol station that was redeveloped and reopened trading as Lucky 7, with the post office relocated inside the store, plus a hairdresser, a bus stop and a public telephone. The suburb also has a community centre hall and a rural fire station on Cabbage Tree Road, and is served by a Cub and Scout pack. There are no footpaths and little street lighting, most residents use tank water and septic systems, and the nearest full grocery shopping is about a 7-minute drive away at Kurrajong (small family-owned supermarket) or North Richmond (Aldi and Coles).

Parks & Outdoors

Grose Vale sits in bush foothills where Blue Mountains National Park opens to the south and west of the suburb, drawing wallabies and other native fauna onto the semi-rural blocks. Cabbage Tree Lookout, located in Grose Vale, offers views out over the surrounding valley toward the bush. Most of the suburb is 5–10 acre semi-rural properties, and the winding Grose Vale Road itself is the scenic rural route between North Richmond and the Kurrajong village area.

Property Market

The median house price in Grose Vale was around $1,927,500 (CoreLogic 12-month sold median, 18 house sales, via YIP, retrieved Sep 2026); an earlier YIP snapshot (Jul 2026) put the median at $1,762,500 on 20 sales (mid-2026). See our full Sydney property price map for how the suburb compares across the city. True acreage suburb: ~92% of dwellings owner-occupied, median age 44 and median weekly household income $2,445. Sales volumes are thin — only 18–20 house sales in 12 months — so the median swings with the mix of acreage holdings traded; the two recent YIP snapshots ($1.76M Jul 2026 and $1.93M Sep 2026) bracket the honest estimate of roughly $1.75–1.95M. The suburb spans about 19.6 km² with only 3 parks (about 14% of area) — most land is private rural holdings.

New Developments

Very little development activity: no significant new residential or commercial projects are identified within this acreage suburb. The most visible recent change was private — the redevelopment of the old general store and petrol station at the Grose Vale Road/Grose Wold Road junction into a Lucky 7 service station with the post office integrated. Nearby infrastructure proposals, such as the long-mooted second Hawkesbury River crossing from the Redbank North Richmond development toward Yarramundi, would affect the surrounding corridor rather than Grose Vale itself.

Jobs & Local Economy

Local employment is limited: Grose Vale's workforce is most heavily concentrated in professional occupations, with most households owner-occupiers on acreage rather than renters. Day-to-day jobs and services are found in the immediately surrounding district — North Richmond's commercial strip (Aldi and Coles supermarkets) lies just east of the suburb, and the area's historic orchard and rural industries sit across the Kurrajong side.
