Eastern Suburbs suburb guide — property, transport, schools and lifestyle

Compact, largely residential family suburb about 6 km south-east of the Sydney CBD in Bayside Council, tucked between Eastgardens, Pagewood, Matraville and Banksmeadow. Hillsdale was part of Matraville until the 1960s, when it was split between Randwick and Botany councils and the Botany portion was renamed (after some controversy) for Pat Hills, a former NSW minister — most of its homes were built after World War II, including Housing Commission housing. It is one of Sydney's more multicultural corners: at the 2021 census just 43.3% of the 5,647 residents were born in Australia, with the next largest birthplaces Bangladesh, China, the Philippines, Brazil and Ireland, and only 46.2% speaking only English at home. Today it is a laid-back, apartment-heavy suburb of post-war homes and walk-up blocks where more than half of households rent — well above the Sydney average — and whose day-to-day life revolves around the Southpoint and Westfield Eastgardens shopping precincts on its doorstep.

Transport

Public transport is bus-based — Hillsdale has no railway station or light rail stop, and the suburb itself has only a handful of bus stops. Buses along Bunnerong Road connect Hillsdale to the city, Bondi Junction and Eastgardens (StMate). The nearest train station is Domestic Airport station in Mascot, about 5 km away, and the nearest light rail is the Juniors Kingsford stop, about 3.3 km away.

Schools

Matraville Public School — NSW government primary school physically located in Hillsdale at the corner of Bunnerong and Beauchamp Roads, drawing its students mainly from Hillsdale, Banksmeadow and Matraville; it opened in 1903 as Cross Road Public School and was renamed Matraville Public School in 1904, with about 300 students (K–6) in 2007. There is no 'Hillsdale Public School' — Matraville Public is the suburb's only school, with nearby options just across the border in Pagewood, Eastgardens and Matraville.

Shopping & Amenities

Southpoint Shopping Centre (formerly Hillsdale Town Centre) on Bunnerong Road — a high-rise, mixed-use complex with retail and residential space, anchored by TK Maxx, Aldi, Woolworths and a large Australia Post office, opposite Heffron Park. Westfield Eastgardens — the eastern suburbs' major regional centre with full-line supermarkets, fashion, a cinema and dining — sits immediately adjacent in Eastgardens and effectively serves as Hillsdale's town centre (StMate). Bunnerong Road also carries a strip of local shops and services between Southpoint and the Pagewood border.

Parks & Outdoors

Heffron Park — the 44-hectare sporting reserve immediately across Bunnerong Road from Southpoint Shopping Centre — is the largest sporting reserve in Randwick City and is listed under Hillsdale's recreation on Wikipedia, with the Des Renford Leisure Centre (a council-owned gym, aquatic and fitness centre) on its south-east corner. Within Hillsdale itself, housing is dotted around small local parks and reserves. Golfers are close to Bonnie Doon Golf Club in Pagewood and The Lakes Golf Club in Eastlakes, and Maroubra's beaches are a short drive east (StMate).

Property Market

The median house price in Hillsdale was around ~$2.2–2.35M — but the house market is extremely thin: only about 3–6 settled house sales a year. Trackers: $2,319,000 (Andrea Monti, as at 1 Jul 2026, 3 settled sales, −2.2% over 12 months); $2.31M (SuburbCheck, 2026, 6 sales in 12 months); $2.35M (AreaSearch); $2,210,000 (AusPropertyInsights); Allhomes' $1,010,000 is an outlier on tiny volume (mid-2026). See our full Sydney property price map for how the suburb compares across the city. Hillsdale is an apartment suburb: the majority of dwellings are units or flats with few separate or semi-detached houses, more than half of households rent (far above the Sydney average), about 2% of the suburb is public housing, and the median age is a young 35. The hint range of ~$2.1–2.5M for houses matches the $2.2–2.35M tracker consensus, but buyers should treat house medians with caution — samples of 3–6 sales a year produce wide spreads (Allhomes shows as low as $1.01M on very few sales). The unit market is the real story: medians of roughly $745–780K make Hillsdale one of the more affordable eastern-suburbs entry points, with 1-bedders around $650K and 3-bedders around $865K (StMate). Household incomes are solid ($1,635/wk median) and recent sales cluster between ~$715K one-bedders and ~$1.03M three-bedders (StMate).

New Developments

Southpoint Shopping Centre (formerly Hillsdale Town Centre) was redeveloped as a high-rise, mixed-use complex combining Bunnerong Road retail with residential apartments above — the suburb's signature recent development. Around it, apartment infill and mixed-use approvals continue along Bunnerong Road and toward the Eastgardens border, while the biggest new supply for the area arrives just over the boundary in Eastgardens via Meriton's Pagewood Green masterplan (~1,800 homes across nine lots, stages lodging with Bayside Council).

Jobs & Local Economy

Retail anchors local employment: Southpoint Shopping Centre (TK Maxx, Aldi, Woolworths) sits inside Hillsdale and Westfield Eastgardens — one of the eastern suburbs' largest shopping centres — is immediately adjacent, with Bunnerong Road's commercial strip in between. The most common industries among Hillsdale residents are healthcare and social assistance, education and training, and construction, and its position near General Holmes Drive and the M1 makes the airport, Port Botany and CBD (about 6 km away) all easy commutes.
