Homebush, NSW 2140

Homebush is a suburb 12 km west of the Sydney CBD, lying wholly within the Municipality of Strathfield. It is split by the railway into the historic 'Homebush South' (also called Homebush Village) and the former North Homebush, which was bisected by Parramatta Road and the M4 as it developed. Homebush South is the core of the 1878 'Village of Homebush' estate: predominantly low-rise historical homes — late-Victorian and Federation-era houses protected as a heritage conservation area — centred on the heritage high street along Rochester Street, with newer mid-rise apartments clustered around the station. North of the line, the suburb runs up to Powells Creek, with Sydney Olympic Park's parklands and Homebush Bay immediately beyond the boundary. The 2021 census profile is strongly multicultural: only 25.3% of residents spoke English at home, and the most common countries of birth were India (19.7%), China (12.6%), South Korea (7.1%) and Nepal (5.9%). The result is a leafy, family-oriented village-style suburb with one of Sydney's oldest stations, creekside parkland (Mason Park wetlands, Airey Park) and the Olympic Park sports and parkland precinct at its back door.

Homebush railway station is a heritage-listed station on the Main Suburban line that first opened on 26 September 1855 as one of only four original intermediate stations on the first NSW railway line between Sydney and Parramatta; the current platform arrangement dates from the 1891 rebuild, and the station group is on the NSW State Heritage Register. It is served by Sydney Trains T2 Leppington & Inner West and T3 Liverpool & Inner West Line services, with direct trains to the City Circle and to Parramatta and Leppington. The station is fully accessible with lifts, and sits on The Crescent at the edge of the village centre. Road access is via the local arterials Homebush Road, Underwood Road (linking Parramatta Road with Homebush Bay Drive/A3) and Beresford–Broughton Roads, and bus services run along Parramatta Road and through the village area connecting to Strathfield, Burwood and the city.

Schools

Homebush Public School — NSW government primary school opened in 1885, in the village centre on Rochester Street. Homebush Boys High School — government boys' high school on the western edge of Homebush South; formerly one of Sydney's best-performing comprehensive schools (at times ranked above selective schools on HSC results) with an enrolment of around 1,200 students from diverse backgrounds. Strathfield Girls High School sits just over the boundary in the adjacent suburb of Strathfield and also serves Homebush South families. The Catholic Seminary of the Good Shepherd, a training institution for priests, is also located in Homebush South.

Shopping & Amenities

The Homebush Village centre along Rochester Street is a largely preserved 19th-century commercial high street (heritage conservation area) with cafes and restaurants plus independent shops including a bakery, flower shop, newsagency, butcher, bank, post office, pharmacy, doctors' surgeries and grocery stores. Strathfield Council's main library is located on Rochester Street in Homebush South. DFO Homebush, a two-level outlet shopping centre of about 28,000 m² with 123 discounted-retail tenants (Vicinity Centres; established 2002, acquired by Vicinity 2010), sits within the suburb at 3-5 Underwood Road near the M4 (DFO Homebush/Vicinity). At the suburb's far western edge, the Sydney Markets Plaza commercial complex on Parramatta Road (with banks and a supermarket) serves the adjacent Flemington markets precinct. Strathfield's larger shopping and dining strip is one suburb east, and the Sydney Olympic Park dining and events precinct is immediately north.

Parks & Outdoors

Mason Park (2 Underwood Road) is one of Strathfield Council's four significant parks: a large sports and recreation reserve with playing fields, play equipment and car parking, sitting on the Powells Creek corridor (the area was a former tidal mangrove swamp and tip, transformed from the 1930s) and linked to the Bay to Bay cycleway (Strathfield Council; Strathfield Heritage). Mason Park Wetlands along Powells Creek adjoin it (Strathfield Heritage). Airey Park, through which Saleyards Creek flows, marks the western edge of Homebush South, and Powells Creek runs along the suburb's north and east boundaries. Immediately north, across the M4, are the Sydney Olympic Park parklands and Homebush Bay foreshore created for the 2000 Olympics, which were developed out of the former North Homebush industrial land.

OnTheHouse/Cotality data shows houses gained 52.16% in median value over five years while units rose 7.43%. Housing stock mixes heritage-era village houses south of the railway with apartment growth around the station, and the NSW Government's Homebush accelerated TOD precinct (rezoning introduced November 2024) is set to drive further medium- and higher-density development near the station and along Parramatta Road.

New Developments

Homebush Precinct TOD — the NSW Government's 'accelerated' transport-oriented development precinct of about 200 hectares around Homebush station (extending toward North Strathfield station and along Parramatta Road), with new zoning and building heights introduced in November 2024; the government estimated the Bankstown, Crows Nest and Homebush rezoning proposals together would support up to 20,000 jobs. Apartment development around the station is ongoing — Homebush South now has newer mid-rise apartments clustered around the station alongside the heritage village. The station itself received an accessibility upgrade (lifts) announced in 2015, and some T2 weekday services were extended through to Parramatta from 2017, improving links to the west.
