Western Sydney suburb guide — property, transport, schools and lifestyle

Horningsea Park is a settled, family-oriented residential suburb about 39 km south-west of the Sydney CBD in the City of Liverpool, part of Greater Western Sydney. It takes its name from 'Horningsea', the 500-acre estate granted in 1819 to grazier Joshua John Moore — named for his birthplace in Cambridgeshire, England — whose grand 1830s homestead still stands on Horningsea Park Drive and is heritage-listed; the suburb was largely farmland, part of neighbouring Hoxton Park, until 1996 when Long Homes subdivided the area for housing and Liverpool Council named the suburb after Moore's estate. Development was essentially complete by the 2000s, so the suburb is demographically stable and multicultural: 3,729 residents in 2016 and 3,673 in 2021, median age about 32, with 59.2% born in Australia and Catholic (29.9%) and Islam (15.2%) the largest religious groups. Analysts profile it as a tightly held, long-hold family market — 1990s–2000s brick homes on established streets with a low 1.81% vacancy rate.

Transport

No railway station — bus and car only. Four Transit Systems NSW bus services run to Liverpool, two via Cowpasture Road and Hoxton Park and two via Camden Valley Way, Prestons and Lurnea, with the suburb historically the terminus of these services. The main roads are Cowpasture Road and Camden Valley Way, the latter providing the connection to Liverpool and Camden. Rail arrived close by in 2015, when Edmondson Park and Leppington railway stations opened in the immediately neighbouring suburbs to the south and south-east — Edmondson Park station on the T2/T5 lines is the nearest, a short drive or connecting bus trip from the suburb.

Schools

John Edmondson High School — NSW government comprehensive high school at 64 Horningsea Park Drive, opened 2005, is the suburb's local state secondary. There is no government primary school named 'Horningsea Park Public School' — the name does not appear in the NSW list of government schools — and the nearest government primary schools sit just across the suburb's boundaries, including Greenway Park Public School (Carnes Hill/West Hoxton, opened 2000) and Hoxton Park Public School in neighbouring Hoxton Park. Wikipedia's Horningsea Park article also lists 'Holy Spirit Primary School... behind the Carnes Hill Marketplace' among the suburb's schools, but that Catholic school is officially Holy Spirit Catholic Primary School Carnes Hill at 25 Main Street, in the adjacent suburb of Carnes Hill on the other side of the Marketplace (school website; Catholic Archdiocese of Sydney).

Shopping & Amenities

Retail inside the suburb is minimal — Wikipedia's 'Commercial area' section notes only that Carnes Hill Marketplace, the large Woolworths-, Big W- and Dan Murphy's-anchored shopping centre, sits at the suburb's northern edge; the centre itself carries a Carnes Hill address on the Carnes Hill side of the boundary. The heritage-listed Horningsea Park homestead of the 1830s at Camden Valley Way stands within the suburb and is owned by Liverpool City Council. For everyday needs beyond the Marketplace, residents use the neighbourhood shops of adjacent Hoxton Park or West Hoxton.

Parks & Outdoors

A leafy, established suburb with a network of small parks and reserves: OpenStreetMap records roughly eight named parks — including Bunya Park, Hurley Park, Lyons Park, Percy Rabett Park and the Schoeffel Park area — plus seven playgrounds and sports pitches across the suburb, and the historic Horningsea Park house and grounds sit on Camden Valley Way. Housing dates from the 1996 Long Homes subdivision, so street trees and gardens are well established, and the suburb is home to Community Kids Horningsea Park early-education facilities serving local families.

Property Market

The median house price in Horningsea Park was around ~$0.99M–$1.27M — an unusually wide spread between trackers: YIP/CoreLogic median house sale price $1,005,000 (68 sales, −3.9% YoY); realestate.com.au median sale price ~$991,250; Allhomes median house sale price $1,190,000; Cotality/OnTheHouse AVM median house value $1,222,377 (30 Jun 2026); HtAG 'typical price' $1,274K (+7.9% YoY) (mid-2026). See our full Sydney property price map for how the suburb compares across the city. Trackers disagree unusually widely on Horningsea Park. Sales-based medians cluster low, while value-based figures run higher — the gap reflects that Cotality's AVM and HtAG's typical price are valuation measures rather than transaction medians, plus mixed-quality 1990s–2000s stock (some renovated, some original) across the sales mix. Sales volume is not thin (~68–97 sales/yr depending on tracker), and YIP's negative 12-month growth figure sits against HtAG's +7.9% — recent direction is genuinely unclear from the data. The old $1.05–1.35M guide band brackets the upper trackers but overshoots the sales medians. Population has been flat since 2016 (~3,670), making this a mature, owner-occupied family suburb with 1.81% vacancy.

New Developments

Development activity is minimal — Horningsea Park is a built-out 1996 subdivision (about 1,136 dwellings) with no greenfield release land, so activity is limited to infill residential work (alterations, additions, dual occupancies) processed through Liverpool City Council. The suburb's most notable development-era change happened commercially on its northern boundary: the Carnes Hill Marketplace Stage 2 expansion (2007) and owner Charter Hall's later intensification of the centre's perimeter lots, including a revised KFC-led DA (with childcare and car-service outlets) re-lodged in 2024 after Liverpool Council's 2023 refusal (The Sydney Development Journal).

Jobs & Local Economy

Most employment is outside the suburb: Horningsea Park is commuter territory, with working residents travelling to the Liverpool CBD and Liverpool Hospital precinct (served by the four bus routes along Cowpasture Road and Camden Valley Way) and along the M5/M7 logistics corridor, with the Western Sydney International Airport/Aerotropolis corridor the area's growing future job source. Local employment centres on John Edmondson High School, retail jobs at the Carnes Hill Marketplace complex on the suburb's northern boundary, and small neighbourhood services such as early-education centres.
