Family suburb about 57 km south-west of the Sydney CBD in the City of Campbelltown LGA (Macarthur region), planned by Campbelltown Council in 1975 and established in 1976, with house building from the late 1970s–80s. It is named after local farmer William Kearns, whose 1800s 'Epping Forest' property (the heritage-listed homestead survives on Mississippi Crescent) occupied the land until 1978. Street names follow US states, rivers and world rivers (Colorado Street, Columbia Street, Mississippi Crescent, Nile Place, Danube Crescent). At the 2021 census Kearns had 2,693 residents — best described as young families, median age 36 — with high household incomes for the district (~$2,147/week) and a house-dominated, high-owner-occupier profile. It sits at the north-eastern edge of the Gregory Hills–Gledswood Hills growth corridor, a quiet, leafy pocket of 1970s–90s homes and newer cul-de-sac estates bordering bushland and rural land, about 2 km west of the M31 (StMate; Allhomes).

Transport
Kearns has no railway station. Buses are the only public transport: routes 877 and 878 of the Sydney Buses Network (Transit Systems' Macarthur region) are loop services running Campbelltown station to Kearns — 877 via Eagle Vale and Eschol Park, 878 via Eschol Park — with stops throughout the suburb. The nearest train stations, Campbelltown and Macarthur on the T8 Airport & South Line, are about 4–6 km south, reached by connecting bus or a short drive. Raby Road borders the suburb's east and links to the M31 Hume Motorway a couple of kilometres away, so most households drive for trips to Campbelltown, Liverpool or Sydney (Allhomes; StMate).
Schools
Kearns Public School — NSW government primary school (K–6) on Kearns Avenue, the suburb's local public school with about 200 students; a preschool on site was slated to open in late 2026 pending approvals (school website; AroundSchools; School Infrastructure NSW). Gledswood Hills High School — a new NSW government high school being built in adjacent Gledswood Hills to serve the Gregory Hills–Gledswood Hills corridor; the permanent school is due to open at the start of Term 1 2027, and will be the closest government high school option for Kearns families when it opens (NSW School Infrastructure; Gregory Hills research).
Shopping & Amenities
Kearns Road Shopping Centre ('Kearns Shopping Centre') on Kearns Road — the suburb's small local centre, anchored by an IGA supermarket with a handful of speciality shops and services, about 200 m from Kearns Public School and Prentice Park (Opening Hours AU; Cylex). For major retail, residents drive to Macarthur Square at Campbelltown or the Campbelltown town centre a few kilometres south (Allhomes; StMate).
Parks & Outdoors
Prentice Park on Tiber Place — Council local reserve with play equipment, identified for a playspace upgrade under Campbelltown City Council's 2023/24 Playspace Program (Campbelltown City Council). Epping Forest — the heritage-listed 1800s homestead on Mississippi Crescent (listed on the NSW heritage register), set on the suburb's remaining original grant land. Kearns' quiet tree-lined streets and pocket parks sit close to the bushland and rural edges of Varroville and the Bow Bowing Creek catchment on the suburb's north and east sides.
Property Market
The median house price in Kearns was around ~$1.16M (mid-2026): Allhomes/Cotality AVM median house sale price $1,165,000, matching realestate.com.au's Kearns median of $1,165,000 based on 33 sales over 12 months (+23%); StMate's 4-bedroom median is ~$1.20m while its 3-bed median sits near $930k. See our full Sydney property price map for how the suburb compares across the city. Kearns is a moderately thin market, so medians move on a handful of sales. Mid-2026 trackers are broadly consistent around $1.08M–$1.2M: Allhomes/Cotality and realestate.com.au both put the house median at $1,165,000, StMate's headline sits near $1.20m (4-bed median $1.20m, 3-bed ~$930k), and auspropertyfinder.com.au shows ~$1.08M. 2026 sales span $885K–$915K (3-bed) through $1.05M–$1.3M for 4-bedroom houses (e.g. 18 Kearns Avenue $1.05M, 23 Columbia Street $1.30M, 90 Epping Forest Drive $1.165M) and up to ~$1.2M for 5-bedroom homes (Allhomes; StMate). Growth has been strong (+11–23% across trackers over 12 months) off a high-income, family household base, with gross yields around 3.6% (StMate).
New Developments
Growth-edge suburb, but with little large-scale development inside Kearns itself: it is an established 1976 suburb with mostly infill renovations and additions (e.g. residential alterations at 14 Colorado Street and 38 Epping Forest Drive lodged with Campbelltown City Council) (Microburbs). The area's real growth is on its doorstep in the adjacent Camden LGA corridor — the Gledswood Hills and Gregory Hills release-area estates immediately west, and Gledswood Hills High School under construction in adjacent Gledswood Hills for a 2027 opening (NSW School Infrastructure; Gregory Hills research). Kearns' own remaining edges adjoin rural land and bushland around Varroville, with no major release areas flagged inside the suburb.
Jobs & Local Economy
Kearns is primarily a residential suburb and most residents commute out to work: the Campbelltown–Macarthur hub (Macarthur Square retail, Campbelltown's health and education precinct and civic employers) lies about 5 km south, and the M31 Hume Motorway corridor — about 2 km east — plus the M5 link via Camden Valley Way give access to logistics and industrial employment around Liverpool and Sydney's south-west (Allhomes; StMate). Local employment is limited to the Kearns Road shopping centre's retail and service jobs (IGA and small shops) (Opening Hours AU). The adjacent Gledswood Hills–Gregory Hills corridor is building a growing retail, health and business employment base just across the boundary (Gregory Hills research).
