Road and bus: Windsor Road links Kellyville towards Parramatta, and the M2 Hills Motorway network provides the main route to the city, while the bus-only North-West T-Way corridor along Old Windsor Road carries services toward Parramatta.

Schools

Kellyville High School - public comprehensive high school. William Clarke College - independent Anglican, co-educational P-12 college. Our Lady of the Rosary Primary School - Catholic systemic primary. Kellyville Public School - public primary dating to 1873, in the suburb's historic village heart; Sherwood Ridge Public School is another local public primary.

Shopping & Amenities

Local retail is anchored by Kellyville Village on Wrights Road (Coles plus about 38 speciality stores, opened 2003 with a neighbouring Woolworths) and Kellyville Grove (opened December 2023; Woolworths and speciality stores in the suburb's south), with North Kellyville Square serving the north and a light commercial strip along Windsor Road. The much larger Rouse Hill Town Centre - about 245 stores on a 69,700 sqm GPT Group town-centre development - is a short drive away in Rouse Hill, adjacent to Rouse Hill metro station.

Parks & Outdoors

The Bernie Mullane Sporting Complex (opened March 2003) is the suburb's major recreation hub, with indoor sports and gym, tennis, soccer and cricket facilities. Other green spaces include Caddies Creek Reserve, Kellyville Memorial Park, The Hills Centenary Park, Golden Grove Reserve and Macquarie Avenue Reserve, and Cattai Creek bushland borders the north-east. The 60-hectare Fred Caterson Reserve in Castle Hill sits just south-east of the suburb for bushwalking, BMX and cycleways.

Property Market

The median house price in Kellyville was around ~$1.5M (mid-2026). See our full Sydney property price map for how the suburb compares across the city. Housing is predominantly detached family stock - 77.5% of homes owner-occupied (2021) - spanning 1960s-80s village homes, established estates and large display-village developments, with townhouse and apartment supply concentrated around the metro precinct. Estimated resident population was 27,840 at June 2022, up ~2.7% on the prior year (profile.id). Data note: provider medians diverge - CoreLogic's 12-month house median ~$1.97M and realestate.com.au's rolling July 2025-July 2026 median ~$1.336M sit either side of the site's ~$1.5M mid-2026 guide figure; treat ~$1.5M as the working median. Demand is underpinned by the M1 metro, the planned ~1,900-home station precinct and the suburb's growth-area status (Landcom, 2024-2026).

New Developments

Kellyville metro station precinct (Sydney Metro Northwest Places / Landcom): a concept State Significant Development was approved in December 2022 for about 1,900 new homes, ~10,700 sqm of retail floor space and ~29,500 sqm of public open space around a new local centre south of the station; an open-space development application was lodged with The Hills Shire Council and publicly exhibited until about 28 April 2025 (Landcom, 2024-2026). Kellyville Grove Shopping Centre, a Woolworths-anchored neighbourhood centre, opened in December 2023. Just outside the suburb, Rouse Hill Town Centre's ~$200M expansion began in April 2025 with completion expected late 2026.

Jobs & Local Economy

Most employment sits in hubs Kellyville residents commute to: Norwest Business Park (Bella Vista/Norwest) hosts 400+ companies and 25,000+ employees, including Woolworths' head office, ResMed, Vertiv, AAMI Insurance, HWL Ebsworth and a Reserve Bank of Australia data centre. Rouse Hill Town Centre (245 stores, GPT Group) provides substantial retail and office employment nearby, and Kellyville's own Coles- and Woolworths-anchored centres plus local schools are the main on-site employers.
