Kensington, NSW 2033

Kensington is an inner south-eastern suburb of Sydney, located 4 km south-east of the CBD in the City of Randwick LGA and lying immediately south of Moore Park and west of Royal Randwick Racecourse. Once an industrial district known as the 'Lachlan Mills Estate', 'Stannumville' and 'Epsom', it became Kensington in the late 1880s as residential land was released — but its defining feature today is that it houses the main campus of the University of New South Wales, alongside NIDA and the Australian Golf Club, which is why suburb life is so heavily influenced by the university and the racing industry. At the 2021 census 11,927 people lived here — down 20.5% from 15,004 in 2016, largely reflecting the COVID-era absence of international students — with the dominant age group 20–29 (27% of residents) and households mostly childless couples in professional occupations; just 42.9% of homes were owner-occupied. The streetscape mixes Federation homes and California bungalows on leafy tree-lined streets with student apartments around the UNSW end, and the Sacred Heart Monastery, the Australian headquarters of the Missionaries of the Sacred Heart, crowns the hill of West Kensington.

Transport

Anzac Parade is the main road through Kensington and carries numerous frequent bus services linking the suburb with the city and surrounding suburbs. Kensington also has two stops on the L3 Kingsford Line of the CBD and South East Light Rail, which opened on 3 April 2020 and runs along Anzac Parade between Moore Park and Kingsford: the 'Kensington' stop, located on Anzac Parade north of the Todman Avenue intersection with an island platform, and the 'UNSW Anzac Parade' stop serving UNSW's lower campus at University Mall. There is no railway station in Kensington — heavy rail does not serve the suburb — so light rail and buses provide the CBD links.

Schools

Kensington Public School — NSW government primary school on Doncaster Avenue, whose building is heritage-listed and appears in the suburb's heritage listings. Our Lady of the Rosary Catholic Primary School — Sydney Catholic Schools primary on Grosvenor Street in Kensington, with about 421 students (My Choice Schools; BetterEducation). There is no secondary school within Kensington itself; government and independent high-school options sit in immediately adjoining suburbs such as Randwick and Moore Park, which is how Domain lists the local schools for Kensington addresses.

Universities

UNSW Sydney — one of Australia's leading Group of Eight research-intensive universities, founded in 1949 — has its main campus in Kensington, making this the Eastern Suburbs' university suburb. The campus occupies a large precinct in the north of the suburb stretching between High Street and Anzac Parade, with University Mall and the principal gate off Anzac Parade served by the L3 'UNSW Anzac Parade' light rail stop for the lower campus, and the upper campus served from the High Street side via the L2 Randwick line's UNSW High Street stop. The National Institute of Dramatic Art (NIDA), Australia's national drama school, is also based in Kensington beside the UNSW campus. UNSW's presence drives Kensington's residential market — student apartments, share houses and rental demand around the campus — and much of its cafe-and-shop economy.

Shopping & Amenities

Kensington's shopping strip runs along Anzac Parade for most of the suburb's length — continuing south into Kingsford — with a handful of cafes, restaurants and shops whose character is heavily shaped by the university and racing trade. Peters of Kensington, a well-known retail store, sits on Anzac Parade. The Doncaster Hotel is the suburb's landmark pub on Anzac Parade. The UNSW campus edge adds another layer of cafes and eateries serving students and staff, and Randwick City Council's Kensington and Kingsford town centres planning program covers the future of the Anzac Parade retail strip.

Parks & Outdoors

Kensington Park, covering about 2.8 hectares, is the suburb's principal park and attracts a wide variety of birdlife including galahs, crows, ibises and magpies. Kensington is a leafy suburb overall: Cotality/OnTheHouse counts 21 parks across nearly 28.4% of the suburb's roughly 2.7 km², a green share boosted by the Australian Golf Club, the championship course that Wikipedia lists among Kensington's principal landmarks. For grander open space, Centennial Park and the Moore Park sporting precinct lie immediately across Kensington's northern boundary.

New Developments

Kensington and Kingsford Town Centres (K2K) planning — after a five-year review, Randwick City Council adopted the K2K Planning Strategy and its Development Control Plan for the Kensington and Kingsford town centres in October 2020, and a Planning Proposal to amend Randwick LEP 2012 height and density controls along the Anzac Parade centres was progressed through the NSW planning system. The L3 Kingsford light rail line, opened 3 April 2020 with the Kensington and UNSW Anzac Parade stops, reshaped the corridor and catalysed apartment renewal along Anzac Parade. UNSW continues to invest in and densify its Kensington campus, and university-linked demand for housing drives student-apartment infill around the campus end of the suburb.

Jobs & Local Economy

UNSW Sydney is the suburb's anchor employer — a Group of Eight research university whose Kensington campus employs thousands of academic, research, professional, technical and campus-services staff, and generates heavy demand for student jobs in local shops and cafes. NIDA adds arts-education and theatre jobs on the campus edge. The Prince of Wales Hospital and Sydney Children's Hospital health and research precinct lies immediately adjacent in Randwick — one of Sydney's biggest health employers and a short walk or bus ride from Kensington. Local retail and hospitality along Anzac Parade makes up the rest of the in-suburb base, and with the CBD only about 4 km away, many residents commute there by bus or light rail.
