Len Waters Estate, NSW 2171

Len Waters Estate is a small industrial estate and suburb of Sydney about 39 km south-west of the CBD, in the City of Liverpool local government area, gazetted in 2009 and named in honour of Len Waters, the first Aboriginal Australian military aviator. Along with neighbouring Elizabeth Hills it was formerly part of the greater Cecil Hills area before being developed by Mirvac, and it occupies land that once formed part of Hoxton Park Airport. Despite being surrounded by residential estates, the suburb itself is a working industrial park with no resident population — the 2021 ABS Census records no people or a very low population, and it consists mostly of two distribution centres, a Transit Systems NSW bus depot and a Bunnings hardware store.

Road access is strong: Cowpasture Road runs along the estate and connects to Elizabeth Drive and the M7/M5 corridor.

The Westlink M7 corridor and Western Sydney Parklands bushland lie along the estate's western edge in adjoining Cecil Park, and the M7 cycleway runs along that corridor; the neighbourhood parks of the adjoining Elizabeth Hills residential estate (such as Newgate Park) serve local families.
