Leafy, prestige suburb on Sydney's Upper North Shore, 13 km north-west of the CBD in Ku-ring-gai Council, split by the Pacific Highway and the North Shore railway line, with the station and village at its heart. At the 2021 census Lindfield recorded 10,943 residents (ABS 2021 via Behind the Fence; stmate). Most Lindfield housing pre-dates World War II — Federation and early-20th-century homes on generous blocks — in contrast with East Lindfield (a separate suburb since 1994, sharing postcode 2070) whose housing dates mostly from the 1950s and 1960s. A local buyer's agent sums it up as 'the composed older sibling of some of the more talked about upper north shore addresses... prestige, but not pretence: leafy streets, substantial homes on generous blocks, and a strong academic culture', with a family-focused, studious community, quiet evenings, and mornings where the station platform is full of private-school uniforms and professionals heading to the city (Homely review). The suburb draws established families after its strong school options and block sizes, downsizers using the walkable village, and professionals wanting a direct train to the city (stmate).

Transport
Lindfield railway station on the Pacific Highway sits on the North Shore railway line (T1) of the Sydney Trains network; it opened on 1 January 1890 and is about 30 minutes by train from the Sydney CBD. The Pacific Highway is the suburb's main north-south arterial road. The station is also served by three CDC NSW bus routes plus a NightRide route, and bus stops along the Pacific Highway (including opposite the station and the library) add surface coverage to neighbouring Roseville, Chatswood and East Lindfield.
Schools
Lindfield's schools include Lindfield Public School — a NSW government primary (K-6) (school website) — and the Lindfield Learning Village, an unconventional K-12 government school that opened at the start of the 2019 school year (315 students in Term 1, 2019) at the site of the former Ku-ring-gai TAFE/UTS campus, teaching without traditional grades, bells or classrooms and attracting students from across Sydney. Holy Family Catholic Primary School is Lindfield's Catholic primary (K-6) (schoolmykids; Better Education), Highfields Preparatory and Kindergarten School offers private K-2 education in the suburb (stmate), and the suburb's places of worship include St Albans Anglican, Holy Family Catholic, Lindfield Uniting and the North Shore Synagogue. There is no traditional public high school inside the suburb: government secondary students in Lindfield's northern streets fall in Killara High School's zone (adjacent suburb Killara — published zone maps list Lindfield streets such as Bell Avenue and Bent Street) (Better Education zone map), with independent options such as Roseville College in adjacent Roseville nearby.
Shopping & Amenities
Lindfield's commercial centre hugs the station on both sides of the Pacific Highway and along Lindfield Avenue, with the Lindfield Shopping Village (27/31 Lindfield Avenue) redeveloped from 2019 as part of the Lindfield Village Hub project — a Woolworths-anchored centre with specialty shops, cafes and restaurants above new commuter parking, delivered by BN Group together with a new library and a public park over the former commuter car-park site. The village's food scene is known for independents such as The Runaway Spoon and Goodfields Bakery, long-standing Joe's Pizzeria Arax and the Lindfield Specialty Butcher, plus Volvo and Kia dealerships along the highway (truslan guide; stmate). Lindfield Library is a branch of the Ku-ring-gai Library network, with Lindfield Community Centre (tennis courts) behind it and community halls on both sides of the suburb. The former Commonwealth Bank building on the Pacific Highway is a notable art deco structure.
Parks & Outdoors
Lindfield Park on Tryon Road is the suburb's main park — with tennis courts — while Lindfield Community Centre behind the library also has two tennis courts. The new Lindfield Village Green public park at the village hub hosts community events and gives the town centre open space, and the suburb is heavily tree-lined, which keeps summer afternoons noticeably cooler (Homely review; stmate). Lane Cove National Park directly bounds the suburb — the NSW Environment department lists Lindfield among the suburbs the park is bounded by — with its bushland river valleys and walking trails at the suburb's fringe, which local reviews cite for weekend walks and family outings (NSW Environment fire-management strategy; Homely review; bestschools.com.au West Lindfield profile).
Property Market
The median house price in Lindfield was around ~$3.8M — stmate's median house price for Lindfield is $3.81m with units at $1.06m and +8.7%/yr growth (retrieved Sep 2026); a local buyer's agent put house medians at ~$4.75m and units ~$1.35m as at Feb 2026 (Homely review) (mid-2026). See our full Sydney property price map for how the suburb compares across the city. An Upper North Shore family-prestige market where estimates vary by tracker and sales window: stmate's sale-based median sits near $3.81M while buyer's-agent commentary cites ~$4.75M (Feb 2026) — recent settled sales on proplo include 74 Eton Rd at $6.375M, 37 Provincial Rd at $4.7M, 25 Bayswater Rd at $3.62M and 104 Grosvenor Rd at $2.312M alongside units ranging from ~$370K (Pacific Hwy studio) to $2.4M (Eton Rd) (proplo). The suburb's two halves behave differently — the east side around the station and East Lindfield boundary commands the higher price points, and free-standing homes on 800–1,000 m² blocks in sought-after school catchments draw the strongest competition (Homely). Neighbouring Killara and Roseville sit at a comparable price level, and a decade of medium-density apartment development near the station means units now make up a large share of listing stock (stmate). Note: Lindfield proper's pre-war housing differs from East Lindfield's mostly 1950s-60s stock.
New Developments
Ku-ring-gai Council and the NSW government have made Lindfield one of the corridor's growth centres: Council's preferred TOD alternative scenario targets about 24,562 dwellings over 20 years across Gordon, Killara, Lindfield and Roseville, and state density rules apply around the station. The Lindfield Village Hub redevelopment (2019–2023) transformed the station precinct — the Woolworths-anchored Lindfield Shopping Village, apartments above retail, a new public library, the Village Green park and expanded commuter parking on the former car-park site (chamber of commerce; BN Group; Homely). Larger apartment blocks within roughly 800 m of the station are now being built under changed planning controls, including a ~$270M 377-apartment transit-oriented development approved at 9–21 Beaconsfield Parade (Homely review; urbandigest). Earlier, Lindfield Arcade on the Pacific Highway was demolished in 2016 to make way for residential apartments.
Jobs & Local Economy
Lindfield is largely a residential suburb of professional households commuting to the city by train — median household income $2,833/week, and the station platforms fill with professionals and school students on weekday mornings (stmate; Homely). Local employment is concentrated in the station-village retail and dining strip (Lindfield Shopping Village, Lindfield Avenue and Pacific Highway cafes, specialty shops and car dealerships) plus the schools, library and community facilities, while the Macquarie Park business park and Chatswood commercial centre are the closest major employment and retail hubs.
