Middleton Grange is a newer, master-planned residential suburb of Sydney, roughly 40 km west of the CBD (about 34 km by road) in the City of Liverpool, part of the Greater Western Sydney region. It was gazetted in 2005 — rezoning was pushed by LandPro Corporation and local landholders from the late 1990s — and named after Flight Sergeant Rawdon Hume Middleton VC, the second Liverpool-area suburb to honour a Victoria Cross winner. The suburb comprises about 2,550 lots, with developers still selling roughly 700 housing blocks, and it was built with recycled water and high council infrastructure contributions. It is young and family-oriented: population grew from 5,177 in 2016 to 7,043 in 2021 (+36%), median age is early 30s, and around 74% of homes are owner-occupied. Movers describe it as the 'family-friendly' middle ground between brand-new estates and established Liverpool suburbs — newer homes with maturing gardens, parks and settled streets (Two Brothers Removals).

Transport
Bus-based and car-reliant — Middleton Grange has no railway station. Route 861 links the suburb to Leppington station to the south, and other local bus services run toward Liverpool, with bus routes and stops concentrated along the suburb's main roads including the Cowpasture Road corridor on its eastern edge. The nearest rail access is Leppington railway station on the South West Rail Link (T2/T5 lines), opened in 2015 just to the south. By road the suburb is well connected: the Westlink M7 runs along its eastern boundary with Cowpasture Road, and the M5 is a short drive away (Liverpool Council population forecast.id; Two Brothers Removals).
Schools
Two schools serve the suburb, both physically within Middleton Grange: Middleton Grange Public School — NSW government primary school on Hall Circuit that opened in 2009 — and Thomas Hassall Anglican College, an independent Anglican early-learning to Year 12 college at 125 Kingsford Smith Avenue, established 2000 on a 13-hectare campus with about 1,850 students in 2025.
Shopping & Amenities
Local facilities are still emerging as the suburb builds out: the suburb is home to St Zaia Cathedral (145–155 McIver Avenue), a prominent Assyrian cathedral of the Ancient Church of the East established in 1996, whose services are held in Assyrian Neo-Aramaic and Syriac. Day-to-day shopping is limited to small local shops within the suburb (InTheSuburbs describes errands walkable 'near the local centre'), with residents using nearby centres such as Carnes Hill Marketplace and Oran Park Podium a short drive away (Two Brothers Removals). The larger Middleton Grange Town Centre — a B2 Local Centre zone at 60–80 Southern Cross Avenue and 45–65 Hall Circuit — is being delivered in stages by Manta Group (design-and-construct by Eastern Pacific), with construction activity including roadworks on Hall Circuit recorded in 2025, and its approval included a five-year shuttle-bus commitment between the centre and Liverpool CBD (Eastern Pacific; NSW Planning Portal; PlanningAlerts Liverpool).
Parks & Outdoors
A green, master-planned suburb: Middleton Grange covers about 2.5–2.56 km² with 12 parks covering roughly 28.7% of the area. The release layout provides multiple parks, playgrounds and walking/cycling paths linking neighbourhoods, with 'master-planned parkland' a defining feature of the suburb (InTheSuburbs; Two Brothers Removals).
Property Market
The median house price in Middleton Grange was around ~$1.16M–$1.29M across trackers: NSW Valuer General 2025 settlements put the median house sale price at $1.16M (86 sales, +5.6% vs 2024); Allhomes reports median house sale price $1,245,000; Cotality/OnTheHouse AVM median house value $1,287,752 (31 Jul 2026) (mid-2026). See our full Sydney property price map for how the suburb compares across the city. Trackers agree reasonably well for a growth suburb, clustering between ~$1.16M and ~$1.29M for houses: the NSW Valuer General's 2025 settlement data gives $1.16M on 86 house sales (+5.6% vs 2024) (InTheSuburbs, citing valuation.property.nsw.gov.au), Allhomes $1,245,000, Cotality/OnTheHouse's AVM $1,287,752, and Domain property-page data around $1.26M. Units sit around $900–925K. The ~700 lots still being released by developers mean new house-and-land sales can dilute or lag the median of established 2010s stock, and individual estate listings range from about $1.05M to $1.35M. Rental demand is strong from young families: current median house rent is ~$800/week versus $520/week at the 2021 Census.
New Developments
Middleton Grange is an ongoing release suburb rather than part of the newer Austral & Leppington North precinct (it was rezoned back in 2005) — but it sits immediately north of that release area and is caught up in the same south-west growth wave. The suburb's ~2,550-lot layout is still being completed, with major developers selling roughly 700 remaining housing blocks alongside smaller landholders, built with recycled water and high council infrastructure contributions. The Middleton Grange Town Centre at 60–80 Southern Cross Avenue and 45–65 Hall Circuit (B2 Local Centre zoning; client Manta Group; D&C contractor Eastern Pacific) is the suburb's flagship new project — planned and rezoned from 2017, with staged civil/road delivery from 2021 and construction activity such as Hall Circuit roadworks continuing through 2025; approval conditions included a five-year shuttle bus between the centre and Liverpool CBD (Eastern Pacific; NSW Planning Portal; PlanningAlerts). Growth is amplified by nearby catalysts — the Western Sydney International Airport (opening 2026), the M12 motorway and the Austral & Leppington North precinct to the south (Two Brothers Removals; NSW Planning).
Jobs & Local Economy
Middleton Grange is primarily a commuter suburb, but it generates local employment in education — Thomas Hassall Anglican College (~1,850 students and staff) and Middleton Grange Public School are the suburb's anchor employers — plus construction trades while the remaining lots and the town centre are built out. The town centre is zoned to add local retail, business and community jobs, and the Austral & Leppington North precinct to the south designates around 220 ha of employment land, with the Western Sydney Airport/Aerotropolis corridor nearby the major future job source for the area (NSW Planning Portal; NSW Planning Austral & Leppington North IDP).
