Eastern Suburbs suburb guide — property, transport, schools and lifestyle

Quiet, family-oriented residential suburb about 8 km south of the Sydney CBD in the Eastern Suburbs, part of Bayside Council. At the 2021 census Pagewood had 3,885 residents, 64.0% born in Australia, with a settled, older-family feel (median age 42). Historically it mixed residential streets with industry — the General Motors Holden plant and National Studios operated here before the 1980s — and in 1960 residents fought off a proposal to rename the suburb 'East Botany' to keep their residential identity as Botany industrialised. Today it is a family suburb of post-war homes and newer apartments strung along the Eastgardens border, home to the Pagewood Hotel (est. 1953) and Bonnie Doon Golf Club, with everyday life revolving around local cafes, the Westfield Eastgardens precinct next door and the Meriton retail precinct on Bunnerong Road.

Transport

Public transport is entirely bus-based — Pagewood has no railway station, light rail or ferry. Buses run along Bunnerong Road, Wentworth Avenue and the Eastgardens corridor, with routes into the Sydney CBD, Bondi Junction and the airport, and Pagewood sits right beside the Westfield Eastgardens bus interchange. The nearest rail links are outside the suburb: Domestic Airport station in Mascot and the Juniors Kingsford light rail stop (CBD and South East Light Rail) are each roughly 3–5 km away.

Schools

Pagewood Public School — NSW government primary school in Page Street, within the suburb. Other nearby schools sit just across Pagewood's borders — e.g. in Eastgardens, Daceyville, Hillsdale and Maroubra — but Pagewood Public is the suburb's only school on its own patch.

Shopping & Amenities

Local everyday shopping centres on the small strips along Bunnerong Road near the suburb's village core, anchored by the historic Pagewood Hotel (opened 1953 as the Pagewood Rex Hotel). The Meriton Pagewood Retail and Dining Precinct — specialty stores, a Coles Local supermarket and a cluster of cafes and restaurants at ground level of the Uccello building on Bunnerong Road at the Pagewood–Eastgardens border — was unveiled in late 2024 and now provides much of Pagewood's dining scene (Meriton; AGFG). Immediately adjacent in Eastgardens, Westfield Eastgardens on Bunnerong Road (built 1987 on the old Pagewood bus depot and GMH site) is one of the eastern suburbs' major regional centres, with full-line supermarkets, fashion, homewares, a cinema and a large restaurant offer.

Parks & Outdoors

Jellicoe Park on Park Parade is Pagewood's main local park, with playing fields ringed by a walking path (Cylex; AllTrails). Bonnie Doon Golf Club — the 18-hole private championship-status course on Banks Avenue inside Pagewood, about 15 minutes from the city — anchors the suburb's green space. The Lakes Golf Club, one of Australia's premier private courses (founded 1928, set beside wetlands), lies immediately across the border in Eastlakes, and Astrolabe Park sits at Pagewood's northern tip on the Daceyville side. Golfers and families also use the Pagewood Botany Soccer Club grounds and local reserves.

Property Market

The median house price in Pagewood was around ~$2.5M (realestate.com.au median house price $2,525,000 based on 22 sales over the past 12 months, down 7% YoY); StMate's at-a-glance median is $2.50m (3-bed market median $2.35m, 4-bed $2.50m); Allhomes shows $2,140,000 (−5% over 12 months) (mid-2026). See our full Sydney property price map for how the suburb compares across the city. House medians cluster around $2.1–2.55M depending on tracker and sales window — the hint range of $2.3–2.8M was broadly right, with ~$2.5M the best current headline. Stock is weighted to houses (about 62–63% of listings), with apartments/units and townhouses making up the rest; recent sales span $1.44M townhouses and ~$1.1M two-bedders to $2.15M+ houses (StMate). Pagewood is tightly held (about 19 houses sold in the year to mid-2026), with strong household incomes ($2,281/wk median) and an older, settled demographic (ABS 2021 via StMate). The Meriton Pagewood Green masterplan just across the border in Eastgardens is steadily adding new apartment supply to the area.

New Developments

Pagewood Green — Meriton's (Harry Triguboff's) $3-billion, staged masterplan on the former W.D. & H.O. Wills/British American Tobacco site at 128 Bunnerong Road and 120 Banks Avenue on the Pagewood–Eastgardens border (note: it is a Meriton project, not Mirvac, and not on a golf course — The Lakes Golf Club still operates next door in Eastlakes). When complete the concept plan will develop nine lots and deliver about 1,800 new homes plus 5,000 m² of non-residential floorspace and 20,000 m² of open space, with detailed stages (Allium, Orchid, Dahlia, Manet, Marigold, Viola, and the Uccello retail/dining stage with Coles Local) lodged progressively with Bayside Council — the latest is a $131-million, 214-apartment mixed-use stage at 2 Tingwell Boulevard (Lot C, rezoned for high density in 2019). This pipeline is the main driver of new apartment supply across Pagewood and Eastgardens.

Jobs & Local Economy

Retail is the suburb's biggest local employment engine: Westfield Eastgardens (immediately adjacent in Eastgardens) is one of the eastern suburbs' major shopping centres, and the Meriton Pagewood precinct and Bunnerong Road strips add cafes, supermarkets and services jobs. Light-industrial and logistics work is close by in Botany and Banksmeadow, and Sydney Airport, Port Botany and the Southern Cross Drive/M1 corridor are minutes away, drawing workers in transport, aviation and trades. Many residents also commute to the CBD, about 8 km away by road.
