Potts Point, NSW 2011

Small, densely populated harbourside suburb on a ridge about 2 km east of the Sydney CBD in the City of Sydney LGA. Potts Point was the site of some of Australia's earliest blocks of flats, intensively developed from the 1920s through World War II, and it holds significant nineteenth-century buildings, art-deco apartment blocks and the Victorian terraces of Victoria Street; it was physically joined to the Garden Island naval base in 1942. The Kings Cross locality sits within Potts Point — the Darlinghurst Road precinct at the suburb's south-eastern edge became Sydney's famous nightlife strip (a US-servicemen haunt during the Vietnam War), and today the Cross, Macleay Street and Victoria Street form a cosmopolitan dining, cafe and nightlife quarter. At the 2021 census 7,183 people lived here, 50.0% born in Australia with England, New Zealand and the United States the next most common birthplaces. Much of the suburb is protected as the Potts Point Heritage Conservation Area (NSW Heritage register, LEP area C51).

Kings Cross railway station — an underground station opened in 1979 on Sydney Trains' T4 Eastern Suburbs & Illawarra Line (also South Coast services) — sits on Darlinghurst Road at Potts Point's south-eastern edge in the heart of the Kings Cross precinct; it is heritage-listed, accessible, and one of Sydney's busiest stations with about 7.98 million passenger boardings in 2025. Frequent buses serve the Kings Cross interchange and the William Street and Darlinghurst Road corridors into the city and eastern suburbs — Transdev John Holland runs three bus routes via the station.

Darlinghurst Public School — NSW government primary (K–6) on Womerah Avenue — is physically located within Potts Point's boundaries and is the suburb's local public primary. St Vincent's College — independent Catholic girls' secondary day and boarding school (Years 7–12, about 714 students including about 61 boarders) at Rockwall Crescent and Victoria Street in Potts Point, founded by the Sisters of Charity in 1858 as the oldest registered Catholic girls' school in Australia. Just across the suburb borders, Plunkett Street Public School (Woolloomooloo) and SCEGGS Darlinghurst (girls K–12) add further nearby options.

Shopping & Amenities

Macleay Street is the suburb's high street of cafes, restaurants, delis and boutiques running up the ridge, while the Kings Cross dining and nightlife precinct on Darlinghurst Road — bars, late-night venues and eateries around the Coca-Cola corner — anchors the south-eastern edge. A Woolworths supermarket serves everyday grocery needs within the suburb (store directory, openinghoursau), and further shopping is a short walk, bus or train ride away in the CBD or along Oxford Street.

Fitzroy Gardens on Macleay Street at the top of the ridge is a landscaped heritage park crowned by the El Alamein Fountain (City of Sydney). Beare Park — a small harbourside park with playground and off-leash dog times — lies on the Elizabeth Bay shoreline just over the suburb's eastern edge (City of Sydney). Harbour views open out along the ridge from streets such as St Neot Avenue, and the McElhone and Butler stairs drop down to Woolloomooloo Bay, the Finger Wharf promenade and the Andrew (Boy) Charlton Pool at the bay's edge.

An extreme unit-dominated prestige market: in the past 12 months there were 250 unit sales but only 13 house sales, and the handful of houses that trade sell for $6.5M-plus. Median unit figures swing widely between trackers because the stock runs from small older bedsits to prestige art-deco and waterfront apartments and the sales mix shifts each window. The suburb is majority-renter (about 67% at the 2021 census, per the 33.2% owner-occupation rate) and sits almost entirely inside a heritage conservation area, which keeps new supply minimal and prices supported.

New Developments

Development is tightly constrained by heritage: Potts Point falls within the Potts Point Heritage Conservation Area under the City of Sydney LEP (NSW Heritage register, LEP area C51), and in November 2025 the City of Sydney proposed adding nine more modern apartment buildings in Potts Point, Elizabeth Bay and Rushcutters Bay to the local heritage schedule, citing their significance (City of Sydney planning proposal). New work is therefore boutique — apartment refurbishments and adaptive reuse rather than new towers; around the turn of the 21st century almost all of Potts Point's historic hotels were acquired by developers attracted by the suburb's transport links and amenities.

Jobs & Local Economy

Hospitality, retail and nightlife are the suburb's biggest local employers — the Macleay Street cafes and shops and the Kings Cross dining strip on Darlinghurst Road. Health is a major nearby employer: St Vincent's Hospital and St Vincent's Private Hospital, with the Garvan Institute and Victor Chang research institutes, sit just over the border in Darlinghurst at the foot of Victoria Street. Most residents work in the CBD — about 2 km away by train, bus or on foot.
