Inner City suburb guide — property, transport, schools and lifestyle

Compact inner-south suburb roughly 6 km south of the Sydney CBD (just 1.93 km²) that grew around the old Rosebery Racecourse (1906–WWII army camp), then became an industrial area after 1961 before today's mix of garden-suburb houses, warehouse conversions and new apartments. The land north of Gardeners Road was laid out by the same developer as Haberfield, which is why Rosebery is known as a 'garden suburb' with characteristic Federation bungalows and pre-1990s garden competitions. It is culturally diverse — 13,533 residents at the 2021 census, 43.8% born in Australia, with Chinese (19.8% of ancestries), English, Australian, Irish and Greek the leading ancestries. Today agents and local sites describe Rosebery as a lively inner-south suburb of modern apartment living, foodie hubs and leafy parks, blending city convenience with neighbourhood charm (Kimberley Estate community site).

Transport

Rosebery has no railway station inside its boundaries; the suburb's north-west edge sits right at Green Square station (T8 Airport & South Line), which the nearest-station guides treat as Rosebery's rail link — about an 18-minute walk from much of the suburb (Airbnb Rosebery listing) and reachable by direct bus: route 306 buses run from Dalmeny Avenue to Green Square Station every 15 minutes, and route 309 runs the other way from Green Square Station down Botany Road every 10 minutes. The suburb is otherwise served by buses along its two main roads — routes 303, 306, 309, 310 and 350 travel down Botany Road on Rosebery's western edge, and routes 343 and 358 travel down Gardeners Road through the suburb's heart.

Schools

Gardeners Road Public School — the NSW government primary for the area, located at the junction of Gardeners Road and Botany Road in Rosebery ; the school sits on the Rosebery side of Gardeners Road and also attracts students from Mascot. St Joseph's Catholic Primary School — Catholic primary school on Rosebery Avenue in the suburb. Rosebery Avenue is also home to the Sydney International Film School, an independent screen-arts school (not a university). Government secondary students from Rosebery feed to J J Cahill Memorial High School in the immediately adjacent suburb of Mascot, whose catchment covers the area.

Shopping & Amenities

The village heart is a small shopping centre on Gardeners Road, with further commercial and industrial development along and around Botany Road. The Cannery at 85 Dunning Avenue — a converted heritage industrial precinct marketed as Sydney's 'premier lifestyle destination in the heart of Rosebery' — holds providores, eateries, boutique retail, holistic wellness and professional services (The Cannery Rosebery); it includes the Three Blue Ducks Rosebery restaurant cooking wood-fired in a heritage cannery warehouse (Three Blue Ducks). Just across Rosebery's south-east border, Eastlakes has its shopping centre on Evans Avenue, with a new centre that opened in 2021.

Parks & Outdoors

Turruwul Park — the large central park bounded by Harcourt Parade and Hayes Road, whose night-time lighting supports an active evening sports scene and which is home to the Redfern Raiders Soccer Club. Smaller open spaces include Crete Reserve at the southern end of Rosebery Avenue, parks at Lever Street (with its scout hall) and the corner of Harris and Coward Streets, and a park in Kimberley Grove. OnTheHouse counts 8 parks covering nearly 2.9% of the suburb's area. Immediately across Rosebery's northern border in Zetland, the Green Square town centre's Gunyama Park open space and Gunyama Park Aquatic Centre sit within easy walking reach.

Property Market

The median house price in Rosebery was around $2,159,000 (median house price over the past 12 months, realestate.com.au suburb data, retrieved Sep 2026); Cotality's AVM via OnTheHouse puts the median house value higher, at $2,386,515 (mid-2026). See our full Sydney property price map for how the suburb compares across the city. An apartment-heavy inner-city market on the southern fringe of the Green Square renewal area: units dominate sales volume around the Gardeners Road village and the Kimberley Estate apartments, while original garden-suburb houses (Federation bungalows in the Stanton-planned area north of Gardeners Road) trade at a premium. Tracker spreads are wide — house medians run from $2.16M to ~$2.39M and unit medians from ~$900K to ~$1.05M depending on method. Rental demand is strong, with REA reporting a 34% year-on-year increase in Rosebery rental demand.

New Developments

Green Square overspill: Rosebery sits at the southern fringe of the City of Sydney's Green Square renewal district, and Domain's Rosebery listings include new and off-the-plan apartments alongside development sites in the suburb. Kimberley Estate — Meriton's masterplanned community on Dalmeny Avenue, built in five stages over four years from 1996 and at the time a record as Meriton's largest single development with 793 apartments, with resort-style facilities and its own community/transport guides (Strata Sense; Kimberley Estate community site). Warehouse conversions: The Cannery at 85 Dunning Avenue and the surrounding Cannery Row conversions have turned former industrial buildings into a food, retail and wellness precinct with hospitality tenants such as Three Blue Ducks (The Cannery Rosebery; Three Blue Ducks).

Jobs & Local Economy

Rosebery's employment base blends local retail, hospitality and services with its industrial-commercial legacy: commercial and industrial developments line Botany Road on the suburb's western edge, and the Gardeners Road shopping village anchors local retail. The Cannery conversion on Dunning Avenue supports hospitality, providore, wellness and professional-services jobs in the suburb's core (The Cannery Rosebery). Most working residents commute to professional roles in the Sydney CBD, the Green Square commercial district and the airport corridor just to the south-east, which is what makes Rosebery's apartments popular with inner-city professionals.
