Family-oriented residential suburb about 16 km south-west of the Sydney CBD in the City of Canterbury-Bankstown, one of the easternmost suburbs of the Western Sydney area and one of the few major Sydney suburbs without a train station. Carved out of the neighbouring suburb of Punchbowl (they still share postcode 2196), Roselands was gazetted as a suburb on 9 February 1987 and takes its name from the plant nursery — later a golf course — that occupied the land before the shopping centre was built. At the 2021 census it had 12,356 residents, with a multicultural mix led by Lebanese (15.7%) and Greek (15.0%) ancestries and 43.5% of residents born overseas ; housing is largely post-war suburban homes on low rolling hills in the Cooks River watershed. The suburb's life revolves around the HomeCo. Roselands shopping centre, opened in 1965 as one of Australia's first fully enclosed regional centres.

Transport
Roselands has no railway station — Wikipedia describes it as one of the major suburbs in Sydney without a train station — so rail access is via neighbouring suburbs: Punchbowl railway station lies just to the west (Punchbowl station, on the Bankstown line, has been closed since late 2024 for conversion to Sydney Metro services), while T8 Airport & South Line stations at Beverly Hills and Narwee sit on the suburb's southern border and Kingsgrove station on its eastern edge. King Georges Road is the suburb's main road and links it to the M5 South Western Motorway (15 minutes' drive from Sydney Airport and west to Canberra and Melbourne). Bus services operated by Transit Systems and U-Go Mobility serve the suburb, with the majority of stops around Roseland Avenue at the shopping centre, connecting to Greater Western Sydney, the Inner West, St George and surrounding suburbs.
Schools
McCallums Hill Public School — NSW government K-6 primary school physically in Roselands at 35-51 McCallum Street, described by the NSW Department of Education as 'a Kindergarten to Year 6, comprehensive, co-educational primary school in Roselands' (NSW DoE). There is no government high school within Roselands itself; secondary students attend schools in immediately adjacent suburbs — for example Beverly Hills Girls High School on Broadarrow Road in Beverly Hills, directly to the south-east (auspropertyinsights lists it among the schools serving the suburb's families). Note: there is no 'Roselands Public School' in NSW — that name belongs to a Toronto school — and Roselands residents attend McCallums Hill PS.
Shopping & Amenities
The suburb's flagship is HomeCo. Roselands (formerly Roselands Shopping Centre, renamed after the original 'Roselands' and 'Centro Roselands' branding) — a three-level regional centre of about 62,684 m² with 150 stores and 3,187 car spaces on Roselands Drive, opened on 12 October 1965 as the third fully enclosed shopping centre in Australia and briefly the largest in the southern hemisphere. It opened with a Grace Bros department store (later Myer), Coles Variety and Coles New World supermarkets, a cinema and Australia's first food court ('Four Corners', recreated as the Raindrop Food Court in 2000); today its anchors are Kmart, Aldi, Coles, Woolworths and JB Hi-Fi. Myer — the original 1965 anchor — closed its Roselands store on 31 July 2026, announced in February 2026 as part of a store-network review (Inside Retail). Also in the suburb: The Lantern Club on Roselands Avenue, the licensed club that replaced the old Roselands Bowling Club, and the Roselands Leisure & Aquatic Centre on Centre Avenue opposite the shopping centre, with an outdoor 50 m heated pool, indoor 25 m heated pool, sauna and heated toddler wading pool (City of Canterbury-Bankstown).
Parks & Outdoors
Bennett Park — home ground of the Roselands Raptors (Roselands FC) on Karne Street at the suburb's southern edge — offers full-size competition soccer fields and a clubhouse, with wet-weather surface changes managed by Canterbury-Bankstown Council (Roselands FC; City of Canterbury-Bankstown lists the park under nearby Narwee, which borders Roselands to the south). Roselands' terrain is low rolling hills on the eastern edge of the Cumberland Plain in the Cooks River watershed.
Property Market
The median house price in Roselands was around ~$1.6M (mid-2026): realestate.com.au records a median house price of $1,635,000 over the year to Aug 2026, while auspropertyinsights (NSW sales records, Apr 2026) puts the house median at $1,550,000. See our full Sydney property price map for how the suburb compares across the city. A family suburb of post-war houses with a significant apartment component — about one-third of dwellings are strata (auspropertyinsights), and 5,263 dwellings housed roughly 12,356 residents at the 2021 census. Trackers disagree modestly: house medians span $1.55M (auspropertyinsights, Apr 2026) to $1.635M, and units $559K–$620K depending on method and sales window; 10-year house CAGR is about 5.3% (auspropertyinsights). Unit sales are a thin market, so treat the unit median as indicative.
New Developments
HomeCo. Roselands renewal — in February 2026 a DA was lodged for a multi-million-dollar refurbishment and extension of the centre, reported as a roughly $100 million redevelopment including a new 16,000 m² international supermarket operator alongside national and international retailers (Shopping Centre News, Feb 2026); the same month Myer announced it would close its original 1965 anchor store on 31 July 2026 (Inside Retail, Feb 2026). The centre's earlier renewal — a $90 million first-stage redevelopment that opened in September 2019 — added a new Aldi, a transformed Coles, a full-line Woolworths (on the old Food For Less site) and a fresh-food precinct. That followed the scrapping in 2017 of a $650 million expansion plan that Vicinity Centres abandoned after failing to strike a deal with Myer. Ownership: Vicinity Centres held 50% with Hong Kong's JY Group buying the other 50% from Challenger in October 2021.
Jobs & Local Economy
Retail is the suburb's main local employer: the HomeCo. Roselands centre's roughly 150 stores — anchored by Kmart, Aldi, Coles, Woolworths and JB Hi-Fi — generate substantial retail, hospitality and services employment in the suburb. The Lantern Club (Roselands Avenue) and the Roselands Leisure & Aquatic Centre add local hospitality and recreation jobs, while many residents commute to Sydney CBD employment by train from adjacent stations (Beverly Hills, Narwee, Punchbowl) or by road via the M5.
