Sackville North, NSW 2756

Hills District suburb guide — property, transport, schools and lifestyle

A quiet, isolated rural suburb of Sydney about 80 km north-west of the CBD, inside a bend of the Hawkesbury River that wraps around it on the north, west and south — so it sits across the river from Sackville and is reached by the Sackville ferry. At the 2021 census it had just 388 residents, and the suburb is largely made up of acreage holdings of 2 to 10 hectares (5–25 acres) with a few larger 40-hectare-plus properties, plus pockets of bush; there are no shops or service stations anywhere in the suburb. Note: despite sitting on the Hawkesbury, Sackville North is in The Hills Shire LGA — the neighbouring river suburb of Sackville, on the other bank, is in the City of Hawkesbury.

Transport

Car and ferry only — there is no railway station and no scheduled bus service in the suburb, and a car is essential for all daily needs. The free Sackville car ferry, operated by Transport for NSW, crosses the Hawkesbury at Sackville Reach between Sackville (south bank, City of Hawkesbury) and Sackville North, whose ferry landing sits within the suburb. River Road runs along the north of the suburb and leads to the separate free Lower Portland ferry crossing of the Hawkesbury, the suburb's other river access point.

Schools

There is no mainstream primary or secondary school within Sackville North. The NSW Government's Brewongle Environmental Education Centre on Chapel Hill Road — a school-excursion/outdoor-education facility rather than a regular school — operates on the site of the former Sackville North Public School, which retains an 1878 sandstone classroom and residence and is heritage-listed. The serving government primary school for the area sits in the adjacent suburb of Ebenezer across the river: Domain's Ebenezer Public School catchment listings include Sackville North addresses. Secondary students must travel well outside the suburb — high schools are located around Richmond/Windsor, accessed via the ferry and river-road network (InTheSuburbs).

Shopping & Amenities

Essentially none in-suburb: Sackville North has no shops, cafes, service stations or other commercial facilities. Even immediately adjacent river suburbs are residential, so residents cross the Hawkesbury by the Sackville ferry for everyday supplies and services.

Parks & Outdoors

The Hawkesbury River (the Sackville Reach section) is the suburb's dominant feature, curving around it on three sides and giving river frontage and water-skiing and fishing opportunities; River Road to the north passes the water-ski resort area of Dargle, and much of the suburb is bush and farmland on quiet dead-end roads. Historic landmarks along Mud Island Road and the river include an 1869 sandstone Methodist church and graveyard (now private properties) and the Sackville Cemetery on Sackville Ferry Road, dedicated in 1899 and also known as the 'Maroota General Cemetery'.

Property Market

The median house price in Sackville North was around ≈$1.5M (median house price of $1,510,000 for 2025, based on NSW Valuer General sales data as reported by InTheSuburbs) — treat as indicative only, see notes (mid-2026). See our full Sydney property price map for how the suburb compares across the city. Extremely thin market: Sackville North has only about 189 properties and just 3 sales in the 12 months to mid-2026, and OnTheHouse cannot compute a reliable median value (N/A) — the $1.51M 2025 figure from NSW Valuer General data is based on very few sales (InTheSuburbs). Housing is essentially all separate houses on acreage (2–10 ha holdings dominate; a few larger 40 ha+ properties), there are no units and effectively no rental market. Median asking prices for riverfront/acreage listings cluster in the $1.2M–$1.8M+ range depending on land size and river frontage, consistent with the thin Valuer-General median.

New Developments

None identified — Sackville North is a stable rural-residential/acreage suburb with no significant residential or commercial development activity found in research (no DA news or project pipeline for the suburb as of Sep 2026); the only notable land use is the NSW government's Brewongle Environmental Education Centre on the former school site.

Jobs & Local Economy

There is no significant local employment base — the suburb has no shops or services, so work is mostly agriculture, hobby-farming and trades on local acreage, with most employed residents commuting out to centres such as Windsor/Richmond or Sydney via the ferry and Windsor Road. Median taxable income for postcode 2756 was about $77,000 (2023–24 ATO data via InTheSuburbs).
