South West Sydney suburb guide — property, transport, schools and lifestyle

Industrial suburb of greater Sydney about 60 km south-west of the CBD in Camden Council — Wikipedia describes Smeaton Grange as an 'industrial suburb' that 'mainly consists of industrial buildings and warehouses', effectively the Narellan district's light-industrial, logistics and bulky-goods estate. At the 2021 census it had just 16 residents (median age 49, household size 1.3), reflecting a suburb given over almost entirely to commercial and industrial land use, with occasional residential edges absorbed into the estate. The suburb covers about 2.8 km² bounded by Camden Valley Way's retail/industrial corridor and Narellan Road, with heavy-truck access to the M5 and M7 motorways via Narellan Road and Camden Valley Way (commercial listing, RH Commercial). Named after a historic Camden district estate, the area held a temporary army encampment during World War II before industrialisation.

Transport

Smeaton Grange has no railway station and no passenger rail through the suburb — the nearest railhead is Macarthur station on the T8 Airport & South line, about 5.3 km away (auspropertyfinder). The suburb is built around road freight: Camden Valley Way runs along its northern corridor and Narellan Road along its south-western side, giving 'direct access to both the M5 & M7 Motorways via Narellan Road and Camden Valley Way' (commercial property listing, RH Commercial). Fixed-route bus services are limited to corridor routes along Camden Valley Way/Narellan Road linking Camden, Narellan and Campbelltown rather than serving the estate's internal streets.

Schools

The suburb's only school is Magdalene Catholic College — a systemic Catholic co-educational Years 7–12 college built in 2000, located on Smeaton Grange Road and the 'one local school' Wikipedia lists for the suburb. Its official postal address is 101 Smeaton Grange Road, Narellan NSW 2567 — the campus sits on the Narellan/Smeaton Grange boundary, with the school's own materials and directories using the Narellan address (school website; Good Schools Guide). There is no government school in the suburb — public primary students attend schools in adjacent suburbs such as Narellan Public School, Currans Hill Public School and Narellan Vale Public School, with Mount Annan High School (government secondary, in adjacent Mount Annan) serving nearby (auspropertyfinder; Mount Annan suburb profile).

Shopping & Amenities

Amenities are industrial and trade-oriented rather than civic: the suburb holds the Australia Post Smeaton Grange Business Centre, an Ampol fuel station, the Macarthur Baptist Church, Supercheap Auto, Leisure Lounges furniture showroom, Artline Kitchens and Moore Truck Parts among other warehouse and trade operators mapped in the estate (OpenStreetMap). Bulky-goods and homewares retail cluster along the Camden Valley Way/Narellan Road showroom corridor, and workers rely on cafes and fast-food outlets within the estate (OSM; Tripadvisor). There is NO Costco warehouse at Smeaton Grange, Narellan or anywhere in the Camden district — searches of current Costco Australia locations (Sep 2026) show its Sydney warehouses elsewhere (Casula and Marsden Park are the closest to the Macarthur region, roughly 20–40 km away), so the Costco suggestion sometimes attached to this estate is incorrect. Convenience shopping and the region's retail hub — Narellan Town Centre — are in the immediately adjacent suburb of Narellan.

Parks & Outdoors

Minimal and incidental — Smeaton Grange is an industrial estate, with only small buffer parks: OnTheHouse counts 3 parks covering under 0.6% of the suburb's 2.8 km². Open-space recreation is found in adjacent suburbs instead — for example Mount Annan's Australian Botanic Garden and local sports grounds in Currans Hill and Narellan Vale.

Property Market

For a comparison of Smeaton Grange against the rest of Sydney, see our Sydney property price map. Smeaton Grange has effectively NO trackable residential market: the 2021 census counted just 16 residents, OnTheHouse reports 0.00% owner-occupied homes in both 2016 and 2021, and auspropertyfinder shows 'Not enough data' for a 12-month median house price, with 64% of recorded sales being commercial. Cotality's AVM prints nominal values of $1,407,197 for 'houses' and $738,483 for 'units' as at 31 July 2026 across the suburb's 949 mostly industrial properties, and counts 42 sales in 12 months — but these are AVM artefacts over commercial stock, not a genuine housing median. The earlier hint range of $1.1–1.4M therefore has no real residential sales basis; anyone buying a dwelling here is buying an industrial-zoned or fringe-rural holding, and the true housing market sits in adjacent Narellan, Narellan Vale and Mount Annan.

New Developments

Smeaton Grange continues to densify as the Narellan industrial precinct: in July 2017 Amazon purchased a 2.11 ha site in Smeaton Grange for $7 million, used as an Amazon Web Services data centre — the suburb's flagship corporate tenant. Warehouse and light-industrial construction along Smeaton Grange Road, Turner Road and Exchange Parade is ongoing, with strata factory units (e.g. 36 Turner Road, 113–434 m² factory/warehouse units) marketed for sale and lease. Growth is underpinned by the estate's direct M5/M7 freight access and its position beside the growing Camden–Oran Park residential corridor, with Camden Council's strategy treating it as the Narellan area's employment land. Magdalene Catholic College's 2000 opening added an institutional anchor at the estate's western edge.

Jobs & Local Economy

Smeaton Grange is itself a jobs destination: the suburb's warehouses, logistics and distribution operators, trade showrooms and bulky-goods retail form the Narellan district's industrial employment base, and the dominant resident occupation recorded is machinery operators and drivers. Major tenants include the Amazon Web Services data centre and a broad strip of transport, automotive and building-trade businesses along the estate's main roads (OSM). Camden Council's planning positions the estate as employment land serving the growing Camden–Oran Park corridor, with workers also drawn from Narellan Town Centre retail (adjacent Narellan) and the broader Campbelltown–Macarthur employment area.
