North Shore suburb guide — property, transport, schools and lifestyle

High-rise commercial, medical and residential centre on Sydney's Lower North Shore, about 5 km north-west of the CBD, sitting across the local government areas of Lane Cove Council, North Sydney Council and the City of Willoughby. St Leonards contains one of Sydney's suburban skyscraper clusters, with major offices for large companies including CIMIC Group and IBM around the station, and it hosted the headquarters of the Australian Rugby Union from 2007 to 2018. The suburb is defined by two giants: Royal North Shore Hospital — one of the largest hospitals in Sydney — occupies a vast precinct on its western side, and the station core is ringed by commercial and apartment towers including The Forum's two residential towers with 782 apartments. It is also one of the fastest-growing parts of the lower North Shore: the population rose 31.2% between the 2016 and 2021 censuses to 7,212 residents (median age 35, incomes well above average), as a wave of new apartment development landed around the transport spine. Travel guides describe it as more a practical base than a sightseeing destination — its strengths being transport, medical facilities and proximity to Crows Nest's dining strip and the harbour suburbs downhill (sydneypoint.com.au).

Transport

St Leonards railway station — the oldest station on the North Shore railway line, opened in 1890 — sits in the suburb's core on the T1 North Shore & Western Line, with Sydney Trains services to the city about every 5 minutes. The station is built into The Forum complex above it, and the Pacific Highway corridor makes St Leonards a major bus hub served by Busways, CDC NSW and Keolis Northern Beaches, connecting to North Sydney, Lane Cove, Ryde, Chatswood, Manly and elsewhere, with a local bus serving the hospital. Just across the suburb boundary, Crows Nest station on the Sydney Metro (opened 19 August 2024) puts turn-up-and-go metro trains within walking distance of the precinct's eastern edge, giving the area both suburban rail and metro access.

Schools

St Leonards has no government primary or secondary school within the suburb; its main educational institution is TAFE NSW's St Leonards campus at 213 Pacific Highway, within walking distance of the station (University of Canberra; AECC Global). School-age families in the precinct use schools in the immediately surrounding suburbs: North Sydney Demonstration School (government primary) sits on the Pacific Highway at the Crows Nest–Waverton border, and the selective North Sydney Boys High School and North Sydney Girls High School (the latter on the site of the former Crows Nest Boys High) are both at the Crows Nest edge of the precinct, a short walk or bus ride from St Leonards station.

Shopping & Amenities

The Forum — the mixed-use complex built over the railway station — comprises three commercial office buildings, two residential towers (782 apartments) and a retail podium with a mini-supermarket and 34 food and retail shops, with Forum Tower (118 m, 38 storeys, completed August 1999) the suburb's first high-rise apartment tower; The Plaza nearby on the Pacific Highway adds office and retail floorspace with tenants including Cisco, Verizon Business and Getty Images. Cafes, casual restaurants and everyday services cluster around the station, the hospital and the newer apartment developments, catering mainly to office workers, hospital visitors and residents — for a wider restaurant scene visitors walk to neighbouring Crows Nest, and Chatswood provides the region's larger retail centre a short journey north (sydneypoint.com.au). Royal North Shore Hospital, one of Sydney's largest, is itself a major land use and amenity within the suburb.

Parks & Outdoors

Open space is limited in this dense commercial suburb — just 4 parks covering about 8.7% of its 0.8 km². Gore Hill Oval, on the Royal North Shore Hospital grounds, is a synthetic AFL and cricket field with a perimeter walking track, exercise stations and a playground, and is home ground of the North Shore Bombers Australian rules club. Gore Hill Park — sports fields and open space west of the railway corridor — offers the main green escape from the towers, and the heritage Gore Hill Cemetery on the Pacific Highway (est. 1868, closed 1975) is maintained as a heritage site. For harbour scenery, the reserves of neighbouring Greenwich and Wollstonecraft (including Berry Island Reserve) are close but involve a steep downhill walk or short bus ride (sydneypoint.com.au).

Property Market

The median house price in St Leonards was around ~$3.8M by value estimate — OnTheHouse put the median house value at $3,817,693 as at 31 May 2026 (+13.8% over 5 years). Houses are rare in this unit-dominated suburb (only 13 house sales over the 12 months to May 2026), a pool small enough that the CoreLogic median sold price of $10,057,261 for that window is skewed by individual trophy sales and should be treated as noise (OnTheHouse; YIP) (mid-2026). See our full Sydney property price map for how the suburb compares across the city. St Leonards is one of the North Shore's most apartment-heavy suburbs — an inner high-rise precinct of 0.8 km² and 7,212 residents (2021) that grew 31.2% in five years, where 317 unit sales a year dwarf 13 house sales and The Forum's towers alone hold 782 apartments. Unit medians around $1.08–1.15M look soft as thousands of new apartments land through the St Leonards South Precinct and the Crows Nest–St Leonards TOD program; the rare houses that trade — older homes on the Greenwich and Wollstonecraft fringe — cluster around the $3.5–4.5M mark implied by OnTheHouse's $3.82M value estimate.

New Developments

St Leonards South Precinct — Lane Cove Council's urban renewal area on the hospital's southern flank — is the suburb's biggest transformation: numerous high-rise residential buildings are under construction or approved, with Lane Cove Council's revised infrastructure contributions plan for the precinct worth about $62.59 million as at March 2025 and under review by IPART (In the Cove; IPART). Top Spring Australia won council approval for The Newlands, a 1.26-hectare master-planned residential community in the precinct, and a Housing SEPP amendment at 12 Marshall Avenue lifted an approved project from 96 to 120 apartments. The wider Crows Nest–St Leonards corridor is an NSW Government 'accelerated' Transport Oriented Development precinct targeting thousands of new homes around the metro station, complementing the Royal North Shore Hospital and Community Health Services Redevelopment Project, which is upgrading the hospital campus with construction managed by Thiess (Urban Digest; Mosman Collective; fmmedia).

Jobs & Local Economy

Health is St Leonards' dominant industry: Royal North Shore Hospital is a major public teaching hospital and one of Sydney's largest, the principal tertiary referral hospital for the Northern Sydney Local Health District, whose campus also hosts the Kolling Institute — NSW's longest-running medical research institute, celebrating its centenary in 2020 and affiliated with the University of Sydney. Around the station, the office towers of The Forum, The Plaza and neighbouring developments house major corporate and technology tenants including CIMIC Group, IBM, Cisco, Verizon Business and Getty Images. The apartment pipeline and hospital redevelopment add a large construction workforce, and the precinct's cafes, supermarkets and services employ a substantial retail and hospitality base serving the daytime office and hospital population (sydneypoint.com.au; In the Cove).
