Waterloo is an inner-southern suburb of Sydney three kilometres (1.9 mi) south of the Sydney CBD, in the City of Sydney LGA. Named after the Battle of Waterloo, it was historically a working-class industrial area — mills from the 1820s including the Lachlan and Waterloo Flour Mills and Australia's first paper mill — that has gentrified since the early 2000s with a rising business district focused on technology firms and more green space. It remains socially mixed: the suburb shares a large social-housing estate with Redfern, home to around 4,000 tenants, while new high-rise apartment stock has gone up around South Dowling Street. At the 2021 census Waterloo had 16,379 residents (up from 14,616 in 2016), with 37.2% born in Australia and the largest overseas birthplaces China 11.5% and England 5.6%. Its housing mix is a genuine blend of Victorian terraces, social-housing towers and new apartments, with Redfern on its northern edge and the Green Square renewal district overlapping its south and east.

Waterloo railway station — an underground station on the Sydney Metro City & Southwest line (now the M1 North West line extension) — opened on Monday 19 August 2024, giving Waterloo direct metro services to the CBD, Chatswood and beyond. The metro station's development brochure notes it improves connectivity to Australian Technology Park/South Eveleigh and Redfern (sydneymetro.info).
Schools
Waterloo Public School — NSW government primary school at 237 Botany Road, Waterloo (local business directory listing for Waterloo, NSW). Our Lady of Mount Carmel Catholic Primary School is also in Waterloo, the parish school of the Our Lady of Mount Carmel church that Wikipedia lists among the suburb's churches. Green Square School, the new government primary school for the renewal community, serves Waterloo and Zetland families in the Green Square area (City of Sydney news). Nearby government primaries in adjoining suburbs include Alexandria Park Community School and Kensington Public School.
Shopping & Amenities
Waterloo's local shops and cafes cluster along Botany Road and Elizabeth Street, with the Danks Street strip — the suburb's well-known cafe and gallery corner — running along the Waterloo–Alexandria boundary. The suburb's southern and eastern edges merge into the Green Square town centre with its library, Ebsworth Street retail and East Village shopping, just over the border in Zetland. Hillsong Church's Sydney city campus is in Waterloo, alongside several other local churches. South Eveleigh's dining and retail precinct lies immediately to the west.
Parks & Outdoors
Waterloo Oval — the suburb's main sporting oval, on Elizabeth Street, with a park next to it and the Weave Youth Services building nearby. Waterloo is gaining green space through the estate renewal and City of Sydney parkland upgrades, including new parks delivered with the Waterloo South redevelopment. Sydney Park's cycle route passes through to Moore Park via Alexandria and Waterloo.
Property Market
The median house price in Waterloo was around ~$1.58M–$1.61M (2026): realestate.com.au's 12-month median for Waterloo houses was $1,580,000, and buyer's-agent data put the August 2026 indicative median house value at $1,610,118 (andreamonti) (mid-2026). See our full Sydney property price map for how the suburb compares across the city. Waterloo's market is mixed: older terraces and housing-commission-era stock trade alongside brand-new Green Square apartments, so medians vary by product type and tracker. Realestate.com.au puts the 12-month house median at $1,580,000 and units at $925,000 (2026); andreamonti's AVM-style figure for August 2026 was $1,610,118 with about a -1.0% annual change and a tight ~1.8% vacancy rate. Note earlier 'premium' estimates of $1.9M+ for houses do not reflect current tracker data — the terrace market is thinner and cheaper than the eastern-suburbs stereotype, while the mass of new units anchors the unit median below $1M.
New Developments
Waterloo South estate redevelopment — the NSW Government's masterplan (released January 2019) for the Waterloo social-housing estate outlines a roughly 20-year vision: about 6,800 new homes including six high-rise towers of 33–40 storeys, mixing social, affordable and private housing around the new metro station. Sydney Metro Waterloo station — the underground station opened 19 August 2024 as part of the M1 City & Southwest line extension, with large commercial and residential redevelopment planned around it to service the metro. The estate sits alongside the Green Square urban renewal district spanning Waterloo and Zetland, which continues to add apartment towers along South Dowling Street with retail at ground level.
Jobs & Local Economy
Waterloo has a rising business district focused on technology-oriented firms. The Australian Technology Park / South Eveleigh technology and innovation precinct lies immediately adjacent, and retail and hospitality along Botany Road, Danks Street and the Green Square town centre provide local jobs. Many residents commute to the Sydney CBD — 3 km away — by the new metro or bus.
