West Hoxton is an established family suburb about 40 km west of the Sydney CBD in the City of Liverpool, part of the Greater Western Sydney region; it is an extension of Hoxton Park, which was named in 1887 when Phillips and Co. subdivided the land, and West Hoxton itself was primarily developed during the late 1990s as a residential area. It grew more than sixfold from 1996 to 2001, to 4,997 residents, and doubled again between 2001 and 2016. At the 2021 census the suburb had 10,152 residents with a median age of 34, a strongly multicultural mix and family demographics — the largest age group is 10–19 years and 80.7% of homes were owner-occupied in 2021. It combines late-1990s and 2000s estates around Greenway Drive and Wyattville Drive with newer pockets in the south toward the Austral–Leppington growth edge, giving it a leafy, family-oriented character.

Transport
Bus-based suburb with no railway station. Transit Systems NSW runs four bus routes — 851, 852, 853 and 854 — along Cowpasture Road, which forms the suburb's eastern boundary and connects West Hoxton to Liverpool. Cowpasture Road links to the Westlink M7 and roads toward Liverpool and Camden, and the suburb sits about 40 km west of the CBD. The nearest rail access is by bus to Liverpool station, or a short drive to Edmondson Park and Leppington stations on the T2/T5 (South West Rail Link) lines, which opened in 2015 just outside the suburb.
Schools
Greenway Park Public School — NSW government K–6 primary school on Wyattville Drive, inside West Hoxton itself (OSM/Nominatim). Clancy Catholic College — Catholic systemic co-educational secondary college at 201 Carmichael Drive, West Hoxton, which opened in 2006. Note: no government school named 'West Hoxton Public School' exists — the name appears only in agent listings — and the suburb's other catchment schools sit just across its boundaries: Hoxton Park Public School (K–6, at Pacific Palms Circuit in neighbouring Hoxton Park immediately east) and Thomas Hassall Anglican College (Prep–Year 12 co-educational Anglican college established 2000, whose Elizabeth Drive campus is officially in neighbouring Middleton Grange immediately north of West Hoxton).
Shopping & Amenities
Neighbourhood-scale retail inside the suburb: IGA West Hoxton supermarket at 6 Edmondson Avenue and a small strip of shops around 394–400 Fifteenth Avenue (West Hoxton Discount Liquor, bakery) (aussiestoresonline.com). The suburb's main shopping destination is Carnes Hill Marketplace — the Woolworths-, Big W- and Dan Murphy's-anchored centre on Kurrajong Road in adjacent Carnes Hill, about 2.8 km east of central West Hoxton across Cowpasture Road (OSM/Nominatim; real-estate listing). The Hoxton Park Shopping Centre on Hoxton Park Road in neighbouring Hoxton Park is also close by (shopping centre website).
Parks & Outdoors
Lake Francis — a recreational lake and park in the suburb's older estate area, pictured on the suburb's Wikipedia article. Cotality counts roughly 15 parks across West Hoxton's approximately 6.3 km², with local reserves, playgrounds and sports fields threaded through the Greenway Drive and Wyattville Drive estates, and the open space of the M7 corridor along the suburb's western edge.
Property Market
The median house price in West Hoxton was around ~$1.25M–$1.36M across trackers, clustering near $1.3M: realestate.com.au suburb data puts the median house price at $1,250,000 (81 sales, +5% year-on-year); YIP and view.com.au report $1,300,000 (82 sales over 12 months); the Cotality AVM median house value was $1,351,839 as at 30 June 2026 (mid-2026). See our full Sydney property price map for how the suburb compares across the city. A mature, owner-occupied family market (80.7% owner-occupied at the 2021 census) on roughly 2,850–2,950 dwellings across 6.3 km². Sales turnover is moderate — 71–82 house sales in the past 12 months depending on the tracker. Most stock is late-1990s to 2000s detached housing, with 3-bedroom medians around $1.14M and 4-bedroom medians around $1.37M, which pushes family homes toward the upper end of the range. The old hint band of ~$1.05–1.35M is now slightly low: sales-based medians sit at $1.25–1.30M and AVM values near $1.35M. Units are a minor component (AVM median value ~$925K).
New Developments
West Hoxton is an established suburb — built out mostly through the 1990s–2000s — so activity is infill rather than greenfield release: Liverpool City Council's DA archive records a steady stream of subdivision, dual-occupancy and residential applications for the suburb. Buildana's 2025/2026 development guide notes West Hoxton's R2 low-density zoning and 600 m² minimum lot size make its wide-street estates eligible for dual-occupancy/duplex development under the July 2024 NSW housing reforms, with approvals via Liverpool City Council DA or CDC (Buildana). The major greenfield growth is happening immediately to the west and south in the adjacent Austral and Leppington North precincts of the South West Growth Centre rather than inside West Hoxton itself (NSW Planning via Austral profile).
Jobs & Local Economy
Most employment is outside the suburb: West Hoxton is a commuter base for the Liverpool CBD and Liverpool Hospital area (roughly 15 minutes away via Cowpasture Road), served directly by bus routes 851–854. Local jobs centre on retail and services at Carnes Hill Marketplace (adjacent Carnes Hill) and Hoxton Park Shopping Centre, while the M7 corridor's logistics and warehouse employment lands, and Western Sydney International Airport (opening 2026, about 15 minutes away), are the growing jobs draws for the area.
